Site Location
INTRODUCTION
 Corporate office building is located on a
6.5acre site which has a lake on the eastern
side and road towards north.
 The design has a very special connect with
the site and the adjoining lake.
 It is one thing to use nature to beautify a
building and another to incorporate nature
as an element to complete one.
 This office fuses the outdoors with the
indoors with glass walls, stepped storey’s and
balconies which open out to a massive water
body.
CONCEPT
SITE SUSTAINABILITY FEATURES
The project is located in a well-developed area with access to public
transportation and basic amenities
The project has provided secure bicycle parking space and shower rooms to
encourage occupants to use bicycle
The project has provided electric charging stations for alternative fuel vehicles to
reduce the pollution due to vehicular transportation
The project has provided preferred car-pooling locations for car-pooling vehicles.
The project has provided landscaped area with native and adaptive species with
open space more than 25% as required by local norms.
100% of the base building onsite parking is.
The project has made provision to harvest 100% of the storm water runoff.
100% of the car parking spaces are located underground or under cover to reduce
heat island effect and more than 51% of the exposed roof area is landscaped.
WATER EFFICIENCY
Water plays an integral part in the greening process of the Titan.
The project has reduced potable water use by more than 67% from
the calculated baseline design fixture performance requirements
established by the Energy Policy Act of 2005 through the
installation of low flow urinals, kitchen faucets, and flush water
closets
The project has installed STP to treat 100% of the waste water
generated onsite to tertiary standards and the same is used for
flushing and irrigation purpose.
The landscaping and irrigation systems have been designed to
reduce potable water consumption for irrigation by 100%.
ENERGISING THE BUILDING
Provision of high reflective material on roof or vegetated roof, high performance glazing,
efficient HVAC (Heat Ventilation Air Conditioning) design, AHU's (Air Handling Units)
with VRF in the base building, has contributed to more HVAC (Heat Ventilation and Air
Conditioning) energy savings over conventional building HVAC systems.
The project has achieved an energy cost savings of 37.92%. The total predicted annual
energy consumption for the project is 3,070,005 kWh.
Selection of Chlorofluorocarbon (CFC) free and Hydro chlorofluorocarbon (HCFC) free
refrigerants avoids global warming and ozone depletion.
The project has installed Solar PV for meeting more than 13.18% of the total annual
energy cost of the project is being offset by renewable site generated energy.
Metering equipment’s have been installed for monitoring the energy use in the building
such as EB and DG energy monitoring, individual meters for common area lighting, lifts,
chillers, pumps, office area lighting, power and AHUs independently for each tenant.
RESOURCE MANAGEMENT
The project has provided the recycling waste storage room for the collection and
storage recyclable wastes like paper, glass, plastic, e-waste, mercury lamps, metals and
wet wastes generated at Titan office Space and the waste bins at each floor to collect the
recyclable waste.

The project has diverted more than 85.2% of its construction waste for Recycling.

The project has used materials with recycled content for more than 20.48% of the total
material cost

The project has procured more than 33% of the materials within 400 miles radius from
the project site.

The project has used 2.56% of the materials from rapidly renewable sources
INDOOR ENVIRONMENTAL QUALITY
In order to support enhanced IAQ and long-term well-being of all occupants, more
than the minimum ventilation rates as per ASHRAE standards have been provided.
The entire building is a non-smoking building thereby ensuring the health and safety
of all its occupants.
The project HVAC system is designed to provide fresh air requirements as per
ASHRAE 62.1-2007 standards. In addition, the naturally ventilated portion of the
project complies with the requirements for location and size of window openings, per
ASHRAE Standard 62.1-2007, Section 5.1
The project has used only Low VOC paints, adhesives and composite wood without
urea formaldehyde to reduce the air pollution in the constructed areas.
The mechanically ventilated and mechanically conditioned project space follows
ASHRAE Standard 55-2004.
The project has views to the exterior for more than 93% of the regularly occupied
areas.

Departments
Sustainable Site Planning
The existing tree was preserved and protected during
construction and 411 new trees were planted.
Temporary sedimentation tanks along with soil
erosion channels were constructed on site.
The preserved top soil was barricaded and temporary
seeding was done to retain its fertility.

BUILDING ORIENTATION
Building is oriented with longer sides facing North –
South to bring in glare free natural light.
The primary winds blow from south to north.
The building was oriented along the east-west axis so
as to have maximum exposure along north and south.
The building opens towards the northern side, taking
advantage of glare- free light.
South wall is a double wall to provide insulation from
southern sun.

Water Management
Reduction of 59.45% from the GRIHA base case has
been demonstrated in the building water use by
installing water efficient low flow fixtures.
Reduction of 62% from the GRIHA base case has been
demonstrated in landscape water demand by using
highly efficient drip and sprinkler irrigation systems.

Bio-Lake and green terraces creates an
adequate micro-climate.
Office building with all its ancillaries is proposed
around this bio lake. 
ARCHITECTURAL DESIGN STRATEGIES
A continuous green axis from front of site across the atrium.
Large openings in building form on South and North sides.
Conservation of natural soil and trees.
Orientation of building has been planned reduce ingress of
solar radiation.
Green areas have been developed on smaller terraces.
Shaded landscape areas to reduce ambient temperature.
Surrounding open area parking free by providing adequate
parking in the basement.
Energy Optimization & Occupant Comfort
60% of the habitable spaces are day lit and meet the
daylight factors prescribed by the National Building Code
of India.
Occupancy sensors have been provided in meeting rooms.
Digital Timer control has been provided for 100% of the
outdoor lighting system.
Use of Solar photovoltaic cells on the rooftop grid
provides about 25% of the building's electricity needs.
Placed appropriately on the roof facing South and West to
capture maximum heat gain

Continuous movement of
breeze with wind tunnels.

The five atriums in
the campus
vertically
connect all the
floors from
basement bringing
in natural light and
creating sense of
one community,
togetherness and
encouraging
interaction between
different
departments.
Each of the departments has its own zone but are yet
connected to the other departments through
voluminous atriums which brings in light and allows
hot air to escape and houses lifts and staircases.

Double Glazing Window
Use of efficient double
glazing window units
help significantly
reduce the heat gained
through window glazing
in the summers and the
heat lost in the winters
without compromising
on the day lighting
integration and the
levels of visual comfort.
Use of low energy materials
• 83.5% of the materials used for false ceiling, wall
paneling, internal partitioning and in-built furniture
were of low-energy.
• AAC blocks were used for construction of load bearing
and non-load bearing walls that contained 68% of fly
ash by volume.
Autoclaved aerated
concrete is a lightweight,
precast, foam concrete
building material suitable
for producing concrete
masonry unit like blocks.
Composed of quartz
sand, calcined gypsum,
lime, cement, water and
aluminum powder, AAC
products are cured under
heat and pressure in an Autoclaved Aerated Concrete
autoclave
