The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

The Cleveland Park neighborhood of Washington, D.C boasts some of the most beautiful and well maintained bungalows of the late 19th century. Residential streets are distinguished by the most significant craftsman icon, the front porch. Porter Street Bungalow was different. The stucco walls on the right and left side elevations were the first indication of an original bungalow form. Yet the swooping roof, so characteristic of the period, was terminated at the front by a first floor enclosure that had almost no penetrations and presented an unwelcoming face. Original timber beams buried within the enclosed mass provided the only fenestration where they nudged through. The house, known affectionately as ‘the bunker’, was in serious need of a significant renovation and restoration. A young couple purchased the house over 10 years ago as a first home. As their family grew and professional lives matured the inadequacies of the small rooms and out of date systems had to be addressed. The program called to significantly enlarge the house with a major new rear addition. The completed house had to fulfill all of the requirements of a modern house: a reconfigured larger living room, new shared kitchen and breakfast room and large family room on the first floor and three modified bedrooms and master suite on the second floor. The driving impetus for this Tarrytown residence was centered around creating a green and sustainable home. The owner-Architect collaboration was unique for this project in that the client was also the builder with a keen desire to incorporate LEED-centric principles to the design process. The original home on the lot was deconstructed piece by piece, with 95% of the materials either reused or reclaimed. The home is designed around the existing trees with the challenge of expanding the views, yet creating privacy from the street. The plan pivots around a central open living core that opens to the more private south corner of the lot. The glazing is maximized but restrained to control heat gain. The residence incorporates numerous features like a 5,000-gallon rainwater collection system, shading features, energy-efficient systems, spray-foam insulation and a material palette that helped the project achieve a five-star rating with the Austin Energy Green Building program. The artfully designed Boise Passive House is tucked in a mature neighborhood, surrounded by 1930’s bungalows. The architect made sure to insert the modern 2,000 sqft. home with intention and a nod to the charm of the adjacent homes. Its classic profile gleams from days of old while bringing simplicity and design clarity to the façade. The 3 bed/2.5 bath home is situated on 3 levels, taking full advantage of the otherwise limited lot. Guests are welcomed into the home through a full-lite entry door, providing natural daylighting to the entry and front of the home. The modest living space persists in expanding its borders through large windows and sliding doors throughout the family home. Intelligent planning, thermally-broken aluminum windows, well-sized overhangs, and Selt external window shades work in tandem to keep the home’s interior temps and systems manageable and within the scope of the stringent PHIUS standards.
