Environmentally sustainable design
(ESD) principles are at the core of the building’s
design intent

minimize embodied energy and

energy loadings within the building

reduce carbon output for the life of the

project.
Over 80% of the existing building's materials
were recycled before the existing
infrastructure was demolished
a laminated timber product to replace steel
for structural purposes
Construction
An under-floor air distribution (UFAD)
air conditioning system

By constructing a series of thermalchambers

underground via earth tubes and under-floor
ventilation plenums, fresh air is drawn in from the
exterior and cooled (or warmed) naturally by the earth
before being redistributed back throughout the building
via air displacement plenums.

Thermal performance
An electronic control and monitoring
consumes less energy via
passive solar design system has also been installed to test the
effectiveness of the measures taken to
minimize energy consumption,
• cross-flow ventilation
principles

• LED lighting systems

• zoned motion-detecting
lighting

• a number of vertical
green walls aim to
enhance the indoor air
quality
use 60 per cent less electricity than
the building they replaced

Energy Consumption
Fit out and finishes include

• locally manufactured
highest performing low
VOC paint,

• durable finishes for lower

maintenance and
longevity

• Green Star certified

modular carpets with 35%
recycled content

• low formaldehyde
substrates

• low energy zoned lighting

with motion sensors.
