1. What is Mixed use building

A mixed-use building aims to combine three or more uses into one structure such as
residential, hotel, retail, parking, transportation, cultural, and entertainment. Whatever the
combination, it brings together several uses within either one building or a small area.

2. Introduction
RUTE Shopping Center is a shopping center located in Addis Ababa ,N/S/L/KK woreda
01(also known as JOMO)
The topographic of the building as observed on the site is flat. The building is built for tow
[Link] is shops ‘and the second for room office Purpose.

3. Site Location of a Building


3.1 Location of a Building
RUTE Shopping Center is a shopping center located in Addis Ababa ,N/S/L/KK woreda 01
(also known as JOMO) this building takes the Left side of the rood when we heading from jomo
Mikael square to jemo.

3.2 Site location


The selection of the site is on N/S/L/KK woreda 01(also known as JOMO)
and by rough estimation the building covers approx. 30m by 32m (960m2).
This mixed building uses for commercial and office purposes. From the ground floor to the
Second floor there are a lot of commercial shop including Cosmetics shop, Photo Studio, bridal
studios, SPA, kitchen and office equipment, gift articles, stationaries, café and restaurant,
modern and traditional clothing, sound and video accessories, shoe and advertising shops and
more.
On the other hand, from third floor to eighth floor, the building includes offices such as
trading company, Driving School, Dental Clinic, printing offices and more.
The location of the building is facing north West direction. As a result, the south direction of
the building facing harsh sun. So some shops and offices are the building (its façade) is not
designed by the considerations of harsh sun. Due to this- routine opening of windows are
required. I am going to discuss about ventilation here under.

Since, the building is constructed earlier than the buildings besides it is
illogical to comment on this regard.

followed a slight patterns and height of the building including the color of the glass to
its façade

After we passed the entrance on the ground level there is a space allocated for
some commercial use in between the main shops. It greatly affected the circulation
and becomes a harrier for the access of the business shops.
The offices above the commercial floors arc constructed with Openings and glass
finishes and it completely creates hold air and it leads additional power consumption.
5- Sound and Noise
Noise in buildings is produced by the stimulation of airborne or structure-borne noise,
which is caused by talking, music, walking across ceilings and up and down stairs (impact noise),
or by the operation of building service installations such as wastewater systems, energy supply
and heating systems, ventilation and air-handling units, lifts, powered doors, etc. 
According to my assessment to this building to its noise and sound systems- I found it fine
there is sound coming from commercial floors of the building Solutions to reduce flanking
transmission are also available, as a large proportion of the noise comes from so-called flanking
elements. Getzner also recommends that doors, shafts and wall and ceiling ducts are also taken
into account during soundproofing projects.

6. Lighting system (Natural)


Natural lighting, also known as daylighting, is a technique that efficiently brings natural light
into your home using exterior glazing (windows, skylights, etc.), thereby reducing artificial
lighting requirements and saving energy.
RUTE Shopping Center face to north waste direction so All sides of the Building constructed
by Glass and aluminum so it is used for the purpose light system including the skylight above
the second floor.
The skylight from the above to the open down lost its natural lighting
use to the ground floor. As shown on figure below the ground floor uses the artificial power for
light.

7. Ventilation system
Ventilation system in a building is mainly used to control indoor air quality by diluting
and displacing indoor pollutants; it can also be used for purposes of thermal comfort or
dehumidification when the introduction of outside air will help to achieve desired indoor
psychometric conditions
Ventilation moves outdoor air into a building or a room, and distributes the air within the
building or room. The general purpose of ventilation in buildings is to provide healthy air for
breathing by both diluting the pollutants originating in the building and removing the pollutants
from it
Building ventilation has three basic elements:
1. ventilation rate — the amount of outdoor air that is provided into the space, and the
quality of the outdoor air
2. airflow direction — the overall airflow direction in a building, which should be from clean
zones to dirty zones; and
3. air distribution or airflow pattern — the external air should be delivered to each part of the
space in an efficient manner and the airborne pollutants generated in each part of the
space should also be removed in an efficient manner.
There are three methods that may be used to ventilate a building: natural, mechanical and
hybrid (mixed-mode) ventilation.
So in side of RUTE shopping Center there is good and faire air Circulation in the building.

8. Circulation System both Horizontal and Vertical.
 Circulation is described as being horizontal and Vertical, it refers to how people move in and
around on a particular floor or level, but, if it being described as vertical circulation then it
refers to relationship between the levels; looking at how people move between the various
floors. In The Entrance there is stair and addition to this there is n ramp (with desirable slope

For vertical circulation there is lifts provided on right sides of the entrance. With Stair case. And
in back side of the building there is a fire escape s

Horizontal circulation of the building is relatively enough. According to the evaluation, it is good
to have such corridor with enough width.

9. Security system
The plaza uses security in its own capacity to protects the entrance and circulation as well as
the fire protection and emergency measures.

In tall buildings the most important security requirement is fire-safety system. In addition to
the structural precautions for fire protection, special system is required to monitor and
control are:

 Sound and Noise coming from shops


 Movement and protection of people
 Smoke control including pressurization and barriers
 Safe places of refuge and

10. Functional Relationship of room and floors


Vertical. As a single, multi-story building, a typical mix places apartments on the upper levels
and retail or offices at street level. A basement level provides parking and/or access to
underground public transportation.

Horizontal. Spread over several buildings, such as a city block or around an open space or
courtyard, these individual buildings serve one or two specific uses while creating a
microcosm within a neighborhood.

Most of the businesses are arranged randomly and that is may be hard to guide the
security of the overall building.

The function of the rooms together with the circulation should be effective in the building.
In this regard the middle part of the building which is expected to serve as circulation became
a shop, which influenced the functional relationship of the bigger shop rooms on the floor.

11. Availability of common Facilities Like Parking, Toilets and Storages


The parking iterance is located at the left side of the building and the parking is at the
back of building. Toilets inside the building is can be called simply inaccessible. Any user
should access toilet near to entrance but there is no room for this purpose and it affects the
comfort of the customer.

The storage of the building is below the ground level and it is fine as it is.

12. Drainage System.


Drainage System means a building drain that is intended to conduct sewage and storm
water. Combined building sewer means a building sewer that is intended to conduct sewage
and storm water.

The drainage system is good

Strength
 Considerably enough natural ventilation system
 Enough natural lighting
 Space usage

 Room arrangement
 Near to public transportation
 Located in the middle of pedestrian flow

Weakness
 The toilet facilities without the tenant’s inclusions are poor
 Access to disabled toilet facilities is poor.
 There are 1 lifts dedicated for staff and public use only.
 Noise pollution due to traffic congestion also high activity area

Opportunity
 Due to its access to gat to condominium and best location of for its
visibility, this building can have an advert symbol to attract customers/
visitors. d it discourages a customer to use the service again.

Threats
 The two main and large buildings are Alfoze plaza (across the
road is large and will have a major impact on the amount of
office space available.
