On your house - you do know that 3 tons might not be enough? Its in the windows. You can insulate and seal but if you have large west facing windows - the heat gain could overwhelm your system. This might be unlikely but boy wouldn't that suck. "New heat pumps almost as efficient as geothermal." Well - 13 Seer is certainly not. Geo is just a heat pump system - it's just that water at 60 degrees is always a better place to move heat in and out of then ambient air temp. Water is far easier/less energy to pump than air. 60 degrees is always better than air because in the summer, you never see air as low as 60. In the winter, if it is 60 degrees out, you don't need heat so 60 is always better than ambient. The correct statement is that a water source heat pump is always more efficient than an air source heat pump. (Now if you have to use a lot of energy to pump from deep in the ground, that could be worse). I think it is fair to say (in the South) that a HE heat pump has may have a better rate of return than a vertical loop geothermal. I doubt geo would be worth it for you but you should at least factor in the tax credit when you are given numbers. $12k may include the tax credit and in that case, it is clearly not worth it. For some people, the extra cost for geothermal is small and worth it even in the South. I say even in the South because our utility costs are often too low to justify the extra cost. Geo helps more in the winter anyway. I know I'll get in trouble with blanket statements but the OP is probably looking at $600/yr or so total HVAC costs. Geo might cut that $200 - maybe.

Wow! I'm floored by all the awesome feedback. Thank you all so much for your wonderful ideas and encouragement. There is a lot to think about here and I am feeling so inspired already! I think I am leaning toward repainting. The color feels so murky even by day, I'm just ready for something lighter. The idea of light green is appealing because perhaps I could find something that would allow me to keep my drapes. I'm not feeling ready to make another investment in drapes with young children running around the house. The ideas to paint a neutral color or a light yellow are also tempting. Though, I already have so much cream and khaki and camel in the house my husband calls it "tanland" :) I will definitely look into more fabric in the sheers as well. I have been wanting a buffet/ console, but did not know where to put my cabinet. I'd have to move my table towards the foyer if I wanted to put the cabinet on the same wall as my door. Not enough room behind the table otherwise. I could move the chandelier with it pretty easily, but I'm not sure how I'll feel about the table being off center with the window. Perhaps its time for the cabinet to find a place upstairs. I also love the idea of lamps and gold framed prints that I could change out with the seasons. The rug is the Brice rug from Pottery Barn to the person who asked. It looks like it is no longer available though. There is so much to think about here. Thank you all again for your help. Maybe a floating console just under the TV once you lower it (or get another similar size or smaller TV and put underneath this one for a gaming system :). With the door opening there, not sure you can or should put anything else on that particular wall. If the console had a shelf, you could add some books: sports or cartography or movie related. How much room on the other walls? Any windows or closets to work around? I've created a man cave of sorts so can give suggestions if you show all walls.
