Negative equity occurs when the value of an asset used to secure a loan is less than the outstanding balance on the loan. In the United States, assets (particularly real estate, whose loans are mortgages) with negative equity are often referred to as being "underwater", and loans and borrowers with negative equity are said to be "upside down".
People (and companies) may also have negative equity, as reflected on their balance sheets.
In the owner-occupied housing market, a fall in the market value of a mortgaged house or apartment/flat is the usual cause of negative equity. It may occur when the property owner obtains second-mortgage home-equity loans, causing the combined loans to exceed the home value, or simply because the original mortgage was too generous. If the borrower defaults, repossession and sale of the property by the lender will not raise enough cash to repay the amount outstanding, and the borrower will still be in debt as well as having lost the property. Some US states like California require lenders to choose between going after the borrower or taking repossession, but not both.
Upside Down may refer to:
Inverted question (¿) and exclamation (¡) marks are punctuation marks used to begin interrogative and exclamatory sentences (or clauses), respectively, in written Spanish and sometimes also in languages which have cultural ties with Spanish, such as in older standards of Galician (now it is optional and not recommended), Catalan, or Waray-Waray. They can also be combined in several ways to express the combination of a question and surprise or disbelief. The initial marks are normally mirrored at the end of the sentence or clause by the common marks (?, !) used in most other languages. Unlike the ending marks, which are printed along the baseline of a sentence, the inverted marks (¿ and ¡) actually descend below the line.
Inverted marks were originally recommended by the Real Academia Española (Spanish Royal Academy) in 1754, and adopted gradually over the next century.
On computers, inverted marks are supported by various standards, including ISO-8859-1, Unicode, and HTML. They can be entered directly on keyboards designed for Spanish-speaking countries, or via alternative methods on other keyboards.
Joga may refer to:
Joga is also a small village in the district Mainpuri, Uttar Pradesh, India.
"Jóga" is a song by Björk, released as the first single from her 1997 album Homogenic.
An electronic song, "Jóga" fuses these elements with baroque and classical styles. The track's sound was partially inspired by Icelandic music, containing what have been described as "volcanic beats". Lyrically, the piece is an ode to Björk's native land and her best friend, while containing subtexts relating to emergency. "Jóga" has been critically acclaimed ever since its release, with reviewers praising her powerful vocal performance, as well as the track's composition and overall production. Commercially, the song was a moderate success, charting in several international markets.
"Jóga" is dedicated to —and named after— Björk's best friend, Jóga Johannsdóttir, who is usually thanked in her album credits. Like the rest of the album, it was produced at El Cortijo in Málaga, Spain. She wrote the song while walking and admiring the landscape, a common way for her to write songs since childhood. Björk explained "an overall picture" of it to engineer Markus Dravs, who then came out with a rhythm that she felt was "too abstract".Mark Bell, the producer of the track, then came and "took 99 percent of what [he] did and came up with some noises", giving Dravs new ideas. The singer wrote the string arrangements, which were provided late in the production process by the Icelandic String Octet.
Joga is an Italian Europop act produced by Nick Ferrando with Nathalie Aarts on vocals. Joga songs are present on Toshiba-EMI's Dancemania non-stop megamix series, and in the Bemani games. Their major songs are "Dam Dariram", "Bye Bye Baby Balloon" and "No Nobody's Love". "White Christmas" was added to the Trance X-Mas compilation (Polystar Records, 2003), and this song to date has been their last collaboration as producer and singer.
Negative equity ruins lives and businesses and happens when you buy at the top of a house market price spike, then values fall, leaving you with a mortgage debt worth more than your home, so you can't sell, without borrowing more money to pay off the difference. As long as you can keep up your mortgage repayments until property prices rise again, you'll be ok, but if you lose your job through the coming recession and can't get another one, it's a very dangerous scenario. #shorts #property

When the value of an asset falls below the outstanding balance on the loan used to purchase that asset. Negative equity is calculated simply by taking the value of the asset less the balance on the outstanding loan.
Negative equity can wipe out your net worth in the blink of an eye, through no fault of your own. When the value of your house falls, it's your equity that disappears. Your mortgage lender will still want all their money back, even if it's now more than your house is worth. Don't ask me what I think of this
I only think of that.
Try talking?
First I'll try to hum
It's just that my sum isn't adding up.
Oh, let me state my case
I do as I am told
Keep within the keep, feed within the fold
As I brush away the flies. It's so hard.
Don't ask me, I don't seem to know.
I'm a bit slow, yeah
Try walking?
I'll just take the bus
It's not worth the fuss--well, is anything?
Oh let me stat my case
I teach what I am taught
Filter in a fact, confuse it for a thought
Oh, I'd rather use my time to steep.
Well I keep my feet in the air
and my head on the ground
Oh, I'm walking around upside down.
When I stop I can't see you stare
I can't hear a sound
