National house prices are losing steam, with three of the eight capitals recording a fall in values in November, and four capital cities recording falls in the quarter. CoreLogic data shows prices edged up 0.1 per cent nationally in the last month of spring — the weakest Australia-wide result since January 2023. CoreLogic says anticipated interest rate cuts from the Reserve Bank are unlikely to stop falls in house prices in 2025. In a market with more home listings and lower auction clearance rates, some buyers are considering selling their homes without a real estate agent. Where will house prices fall the most in 2025? | The Business | ABC News
House prices in Sydney and Melbourne are set to fall further in 2025, while Perth is likely to experience the strongest growth among capital cities, according to SQM Research's latest Boom and Bust Report. It forecasts the biggest property price falls in Canberra, where there is a surplus of properties on the market and rents have flatlined. Average national home prices are forecast to rise by between 1 and 4 per cent, under a base case scenario, which assumes the Reserve Bank will cut interest rates mid-year, population growth will continue at 500,000+, and there's no resurgence of inflation. In this video I talk about the impact of the recent interest rate increases on the Russian Real Estate sector and how this will hurt the Russian Economy. Real Estate contributes around 10% of Russian GDP and the market has been booming over the past few years due to the introduction of subsidized mortgage scheme in April 2020. This scheme was withdrawn in July 2024 and over the past 18 months mortgage rates have skyrocketed in line with the increase in the official rate of interest. Sberbank, which is Russia's largest mortgage lender recently increased its mortgage rate to 28% and other lenders are offering rates as high as 43%. This huge increase in costs and the removal of subsidized mortgages is having a devastating impact on both the Property Market and the Russian Economy.

Desperate property developers in China have resorted to gifts like new cars, free parking spaces, phones and other consumer goods to attract homebuyers and boost flagging sales.
These incentives are just the tip of the iceberg in a crisis involving hundreds of billions of dollars in home builder debt, trillions in local government debt and at least a billion empty apartments.
But it wasn't always the case. Since China's economic liberalization in the 1970s and housing reforms in the late 1980s, locals have flocked to properties as the investment vehicle of choice over alternatives such as the stock market.
The property and construction boom helped fuel China's – and the world's – economic growth for 30 years. By some estimates, property in China was worth $60 trillion at its peak, making it the biggest asset class in the world.
Developers like Evergrande and Country Garden got extremely rich in the process.
As property values soared and Chinese households piled on more debt, Beijing attempted to cool its housing market and rein in risky business behavior. Spooked, Chinese consumers soured on property purchases.

Ordinary losses are 100% deductible while capital losses are subject to an annual deduction limitation of $3,000. So, if capital losses exceed capital gains by more than $3,000 in any given tax year, only a maximum of $3,000 may be deducted; the excess loss over $3,000 must be carried over to the following year.
For example, assume in YEAR 1 a taxpayer has a capital gain of $2,000 and a capital loss of $6,000. The $2,000 gain will be wiped out by the $6,000 loss. Since the $6,000 loss exceeds the $2,000 gain by $4,000, only $3,000 of the $4,000 excess loss may be deducted in YEAR 1. The remaining $1,000 must be carried over to YEAR 2. The loss retains its character as short-term or long-term when it is carried over.
C corporations are not allowed to deduct capital losses against ordinary income. C corporations must deduct capital losses against capital gains. If capital losses exceed capital gains in any given tax year, the excess loss may be carried back three years and carried forward five years where it is offset against capital gains of those years. When carrying a C corporation's capital loss back or forward, the loss does not retain its character as short-term or long-term. In other words, the loss is treated as a short-term capital loss even if it was originally a long-term capital loss.
It is important to remember that Section 1231 does not reclassify property as a capital asset. The sale of personal property (Section 1245) that is used in a trade or business and held for more than one year can qualify for certain preferential tax treatment under Section 1231. Gains are treated as long-term capital gains, while losses are treated as ordinary losses.
The business must first recapture any depreciation expense as ordinary income, and any excess gains are Section 1231 gains. The Section 1231 gains are separately stated items on Schedule K-1.
