It is a residential area which has undergone gentrification in recent years. There is a shopping area along Lordship Lane which, in addition to several independent shops, has a variety of restaurants, butcher, fishmonger and a greengrocer specialising in organic produce. On Fridays and Saturdays there is a small market on North Cross Road with antiques, crafts and specialist food stalls. Some of the pubs in the area have been converted to gastropubs. East Dulwich station is located on Grove Vale. It is not only further east than North Dulwich Station (on the same line) but also further north.
The first documented evidence of Dulwich is as a hamlet outside London in 967AD, granted by King Edgar to one of his thanes Earl Aelfheah. The name of Dulwich has been spelt in various ways, Dilwihs, Dylways, Dullag, and may come from two old English words, Dill, a white flower, and wihs, meaning a damp meadow, giving a meaning of "the meadow where dill grows".
The constituency of Dulwich was created by the Redistribution of Seats Act 1885, as one of nine developed from the former two-seat constituency of Lambeth. Lambeth had been a solidly Liberal constituency. Dulwich was one of three seats in the new parliamentary borough of Camberwell.
As a suburban London constituency, Dulwich tended to favour the Conservatives, and returned a Conservative member in each election between 1885 and 1945, when it fell to the Labour party. After that it became a marginal seat, with Labour winning slightly more times than the Conservatives. In 1892 the Liberal candidate estimated that it had around 4,000 working class voters out of around 10,500 and observed that although it had a reputation as a 'villa constituency' there were many voters in the many less impressive houses.

For our third Virtual House Tour we revisited our clients Casper and Kelly in East Dulwich. In March 2020 they moved back into their home to enjoy the Ground Floor Extension, where we added 28SQM of additional space to create an open plan living, kitchen and dining room which is perfect for family life and entertaining. The new space and layout also allowed for a study and playroom to be incorporated, making this two-bedroom flat a much more functional home for the growing family.

East Dulwich is a relaxed residential area that centres on Lordship Lane, a lively main street with trendy pubs and eateries serving fancy burgers, sushi, and curries, plus gourmet food and fashion shops. Stalls at the twice-weekly North Cross Road Market are filled with baked goods, jewellery, and antique furniture. Goose Green, a park with a playground and picnic tables, hosts the annual Dulwich Festival Fair.
The neighborhood of East Dulwich is the best of both worlds: it has the affluent and tame Dulwich to one side and the vibrant and fun Peckham to the other. It has lots of green space for a run, walking the dog, or picnics, but it is also well connected to the rest of London.

East Dulwich is a district in south east London inside the London Borough of Southwark.
There isn't that much left of Friern Manor or its Dairy Farm of 1725 today besides the name of this road connecting Peckham Rye to Lordship Lane; it severs through the centre of where they both once were.
East Dulwich is probably the finest example of residential suburbia from the late Victorian period in Southwark. The area’s leafy lushness, space and village atmosphere being its main draw.
Dulwich as a name stems from a Saxon word recorded in a charter from the year 967 to mean ‘the meadow where dill grows’. The herb was used then to fend off both indigestion and witchcraft.
Whilst the area was merely fields, a specialist development company became fond of its proximity to London and pulled it all together in a relatively short space of time relying on that same proximity to engineer its success, coupled with the availability of solid public transport.
Cheaper fares came with electric trams running along Dog Kennel Hill, Lordship Lane and the Rye which naturally stimulated more demand and sealed the area’s success.
Housing and prices were aimed at the lower middle classes, people who may have had jobs as clerks for instance. Newer populations were then predominantly formed from young families which is how it remains today.
Families that buy here tend to stay.
The wards surrounding the main Dulwich Hospital building were demolished a few years ago to introduce Dulwich Community Hospital. They collectively had a capacity for 723 beds and incorporated a modern 'Nightingale' idea - high connecting walkways between wards to facilitate the taking of fresh air for patients.
Along with Denmark Hill, Dog Kennel Hill was named to honour George of Denmark, husband of Queen Anne, who kept the kennels for his hounds here.
Dog Kennel Hill Adventure Playground was established 40 years ago in the 70’s as a free open access facility for children of 5-16. It’s run by a local committee who manage to creatively source funding to keep it open.
Kids can play here and take risk in a safe and supervised interaction with a real world environment after school or during the holidays.
Lordship Lane spans Goose Green to Wood Vale as the most senior thoroughfare in Dulwich. The lane is now considered ancient and has a rich history. Enid Blyton, the world famous children’s writer, was born at number 354 before the house was destroyed in the war.
The lane offers a wide selection of bars, eateries and specialist independent retailers sitting in line with its accepted village status.
Trains serve this Zone 2 district via Southern and a few bus routes still mimic the old tram routes throughout.

East Dulwich is a district in south east London inside the London Borough of Southwark.
There isn't that much left of Friern Manor or its Dairy Farm of 1725 today besides the name of this road connecting Peckham Rye to Lordship Lane; it severs through the centre of where they both once were.
East Dulwich is probably the finest example of residential suburbia from the late Victorian period in Southwark. The area’s leafy lushness, space and village atmosphere being its main draw.
Dulwich as a name stems from a Saxon word recorded in a charter from the year 967 to mean ‘the meadow where dill grows’. The herb was used then to fend off both indigestion and witchcraft.
Whilst the area was merely fields, a specialist development company became fond of its proximity to London and pulled it all together in a relatively short space of time relying on that same proximity to engineer its success, coupled with the availability of solid public transport.
Cheaper fares came with electric trams running along Dog Kennel Hill, Lordship Lane and the Rye which naturally stimulated more demand and sealed the area’s success.
Housing and prices were aimed at the lower middle classes, people who may have had jobs as clerks for instance. Newer populations were then predominantly formed from young families which is how it remains today.
Families that buy here tend to stay.
The wards surrounding the main Dulwich Hospital building were demolished a few years ago to introduce Dulwich Community Hospital. They collectively had a capacity for 723 beds and incorporated a modern 'Nightingale' idea - high connecting walkways between wards to facilitate the taking of fresh air for patients.
Along with Denmark Hill, Dog Kennel Hill was named to honour George of Denmark, husband of Queen Anne, who kept the kennels for his hounds here.
Dog Kennel Hill Adventure Playground was established 40 years ago in the 70’s as a free open access facility for children of 5-16. It’s run by a local committee who manage to creatively source funding to keep it open.
Kids can play here and take risk in a safe and supervised interaction with a real world environment after school or during the holidays.
Lordship Lane spans Goose Green to Wood Vale as the most senior thoroughfare in Dulwich. The lane is now considered ancient and has a rich history. Enid Blyton, the world famous children’s writer, was born at number 354 before the house was destroyed in the war.
The lane offers a wide selection of bars, eateries and specialist independent retailers sitting in line with its accepted village status.
Trains serve this Zone 2 district via Southern and a few bus routes still mimic the old tram routes throughout.
