The Dunbeath estate contains over 44 square miles of land in total, consisting of 4 miles of coastline, formal gardens, hunting grounds, pasture, highland, and an entire 12.5 mile long river system from catchment to drainage known as the Dunbeath Water. Dunbeath Castle is 30 miles north of Dunrobin Castle.
HISTORY
A castle is first recorded on the rocky peninsula at Dunbeath in 1428. In 1620 the Sinclairs enlarged the original castle with a larger, 4-story tower which remained in the family for 325 years. It was extensively remodeled in the 17th century by the Sinclairs, and then again in 1853, when David Bryce was hired as the lead architect. Mr. Bryce remodeled the northern front of the castle to make it symmetrical, and he also reworked the grounds to include the 3/4 long straight drive with the sea behind the castle. This approach is known as one of the most dramatic approaches to any residence in the world.
ARCHITECTURE
Dunbeath Castle has 13 bedrooms, 3 grand reception rooms, 9 bathrooms, and a total of 17,000 square feet. The castle has a symmetrical northeast front defined by two matching bow stair turrets with corbelled bases. At the corners, on the upper floor, two angle bartizans with conical roofs add further character to this magnificent ‘fairytale’ castle. The walls, reaching five feet in thickness, are harled and whitewashed beneath a series of pitched slate roofs and crowstepped gables. Ornate dormers project above the wallheads. There are numerous gunloops and a square tower with a crenallated parapet in keeping with the castle’s defensive origins.
OUTBUILDINGS
There are 21 additional houses and cottages on the property, currently providing accommodation for staff and leased out for long term stays. A series of fishing cabins line the 12.5 miles of double-bank fishing on the Dunbeath Water, and Dunbeath Mains contains several farm buildings, including a stock court, an implement shed, a straw shed and a stable courtyard.
GARDENS
Maintained by a 2 dedicated gardeners, the Southern Garden is a classic walled garden, laid out in 8 equal sized compartments intersected by grass paths and edged with hedges. It includes a rose garden and intriguing plant combinations, resulting in a stunning flower and color-filled garden oasis complete with glasshouses. The Northern garden is more minimalist in style, with a smooth expanse of lawn, sculptural grasses and a series of contemporary water features.
PEATLAND RESTORATION OPPORTUNITY
Approximately 15,000 acres of Dunbeath are situated within the Caithness and Sutherland Special Protection Area (SPA), Special Area of Conservation (SAC), RAMSAR Site and Site of Special Scientific Interest (SSSI). The vast majority of the estate falls within Caithness Flow Country. The Flow Country is Europe's largest expanse of blanket bog and is reported to store 400 million tonnes of carbon. This sale offers an owner the opportunity to deliver significant nature-based solutions through the restoration and management of peatlands and to conserve and enhance this important upland habitat.
