555 Mission Street is a 33 story, 147m (482ft) office tower in the South of Market area of San Francisco, California. Construction of the tower began in 2006 and the tower was finished on September 18, 2008. It is the tallest office building constructed in San Francisco since the 1980s.
The tower was originally approved by the Planning Commission on April 5, 2001 to rise 137.5m (451ft) and 30 stories. A revised plan, adding three stories and raising the height to 147m (482ft), was approved on December 13, 2001. However, due to the downturn in the office market after the dot-com bust, developer Tishman Speyer froze the project waiting for economic conditions to improve. In 2006, five years after the building was approved for construction, work on the tower finally began.
The JPMorgan Chase Building is an office building in San Francisco, California, 560-584 Mission Street, on the border between South of Market and the Financial District. Designed by architect César Pelli, the building stands 128.02m (420.0ft) and has about 655,000 square feet (60,900m2) of office space. It also has two levels of underground parking and a large plaza. About 400,000sqft (37,000m2) of the building is leased to the major tenant JPMorgan Chase. This is one of many new highrise projects completed or under construction on Mission Street since 2000.

The Privately Owned Public Open Space at the foot of the tower consists of a parklet containing a water feature with seating, a bamboo grove and the kinetic sculpture Annual Eclipse by George Rickey.

123 Mission Street, sometimes referenced as the Pacific Gas & Electric Building, is a 124m (407ft) 29 floor skyscraper in the South Beach neighborhood of San Francisco, California, completed in 1986. The tower was designed by Skidmore, Owings & Merrill.
In 1984, a partnership called Bredero-Northern filed an application for a 300 foot (91m) tall, 23-story office building. The Environmental Impact Report was certified in 1986, but the project was subsequently withdrawn by the developers and never built. In 1999, a new sponsor called DWI Development, Inc. proposed a 22-story, approximately 294 foot (90m) tall building, which was approved in April 2000. Following the dot-com crash, Hines Interests Limited Partnership took over the project and in 2002 demolished the existing structures and built a temporary parking lot until the economy recovered.
With the office market slow to recover, the site was sold in 2003 to Monahan Pacific for $19.2 million, with plans to switch the development to condominiums. In 2005, the site was approved for a 35-story, 360 foot (110m) tall building containing up to 273 housing units. However, by 2006, citing an "overheated" residential real estate market, Monahan Pacific sold the development site to Beacon Capital Partners for $30 million, who changed the plans back to offices.
