Background
National PTA purchased its headquarters in Alexandria, Va. in 2010 for $9.1M. The association has estimated equity of $5.8M in the building and a mortgage balance of $3.3M with a 4.15% fixed interest rate. The mortgage will be paid off in February 2031.
The headquarters houses 50 employees who currently work two days a week in the office with three days being remote. The tenant building is currently fully occupied. The association’s net annual cost to own both the building National PTA occupies and the tenant building has averaged $723K for the past five years.
As with any long-term building ownership, there are accumulating expenses estimated to be $2-3M over the next 5 years.
The building is recognized as an attractive home for the association, its guests and employees.
