PROJECT PROPOSAL

PROJECT FLOATEL
Designing a boutique resort or floatel in the backwaters of
Alappuzha, Kerala. Am immersive experience of a resort stay amidst
the green surroundings and picturesque landscapes. The unique
selling point (USP) of this floatel is the allocation of villas/rooms
within traditional Kettuvallams (houseboats), providing guests with a
truly authentic experience of Kerala's backwaters.

1.1 ABSTRACT
Houseboats offer a uniquely captivating accommodation option that
everyone should experience at least once in their lifetime. While
houseboats are commonly associated with Kashmir, Kerala presents
an exceptional opportunity to enjoy this experience amidst serene
natural surroundings. Kerala's traditional houseboats, known as
kettuvallams, hold a distinct advantage over those in Kashmir due to
their design, which allows them to cruise through the intricate
network of backwaters, providing visitors with the delight of exploring
multiple sceneries and locations.
However, while houseboats offer a unique experience, they often
lack individual facilities and may not fully utilize their potential. This is
where a floatel or boutique resort can play a crucial role by
transforming houseboats into luxurious villas while providing
additional amenities and facilities on land. This integration enhances
guest experiences, allowing them to enjoy the charm of houseboats
along with the rich cultural offerings of Kerala showcased by the
boutique resort. This symbiotic approach maximizes the appeal and
functionality of houseboats within the broader context of hospitality
and tourism in Kerala.

1.2 AIM
The aim of this thesis project is to design a floatel that incorporates
Kerala's iconic houseboats, addressing common challenges faced by
tourists such as lack of facilities and issues with extended stays. This
innovative concept aims to introduce a new hospitality experience to
the Alappuzha tourism sector.
The floatel is envisioned as a retreat from everyday life, offering
guests a serene experience amidst natural surroundings and
picturesque landscapes. Guests can enjoy the luxury of living aboard
houseboats, both while cruising and when docked at the facility, with
access to additional amenities provided by the resort.
Designed to appeal to people of all ages and cultural backgrounds,
the floatel offers a diverse range of amenities and experiences. In

the floatel offers a diverse range of amenities and experiences. In


addition to traditional accommodations, it includes workcation options
such as dormitories or hostel-style setups, along with coworking
facilities for longer stays, catering to both leisure and productivity
needs.
Inspired by Kerala's rich cultural heritage, the floatel's design
incorporates elements of local art forms, crafts, antiquities, and
decor. Regional materials are utilized to impart a sense of local
identity while minimizing the carbon footprint, reflecting a
commitment to sustainability and environmental consciousness.
Overall, this thesis project seeks to create an immersive and
sustainable hospitality experience that celebrates Kerala's heritage,
providing guests with a unique blend of comfort, cultural immersion,
and natural beauty in the heart of Alappuzha's tourism landscape.

1.3 OBJECTIVE
The stated objectives provide a comprehensive framework for the
development of a boutique resort with houseboats deeply rooted in
the cultural heritage of Kerala and taking into consideration technical,
environmental, and experiential considerations.
Understanding existing models: This objective involves
reviewing existing research and case studies on houseboats and
resorts to analyze successful strategies for creating memorable
guest experiences, effective business models, and sustainable
practices. The insights gained will inform the design needs and
development ideas for the resort, ensuring a strategic approach
to its implementation.
Technical significance of houseboat culture: Houseboats
pose unique technical challenges, especially in the case of the
backwaters of Kerala. These objectives include a detailed
investigation of the technical aspects of the design, construction,
and operation of the houseboat, with a particular focus on
addressing the challenges posed by the regional waterways.

Cultural Inspiration: Kerala has a rich expression of culture,


tradition, and art which serves as a rich inspiration for the

Using local resources: Sustainability is a core principle guiding


the design and development of the resort, emphasizing the use
of locally sourced materials to minimize environmental impact
and demonstrate responsible management. By exploring Kerala's
natural resources like bamboo, cork, and traditional wood, the
project integrates these materials into the resort's design,
infrastructure, and construction. This approach showcases a
commitment to sustainability while celebrating the region's
cultural and environmental heritage, fostering a harmonious and
eco-conscious hospitality experience.
Through thoughtful selection and utilization of indigenous
materials, the resort not only reduces its carbon footprint but also
enhances its connection to the local community and ecosystem.
This approach underscores the project's dedication to creating a
harmonious and environmentally responsible hospitality
experience in Kerala.

1.4 SCOPE OF WORK


Brief study of site context, and proving the validity of the project.
Case study and Literature study of existing boutique resorts and
floatels.
Research and documentation of regional materials, local art
forms, crafts, antiquities and culture.
Development of concepts and designs based on the same.
To design public separated spaces to cater to the boutique resort
facility.
To design houseboat models of different categories.

1.5 LIMITATIONS
The project limits to
Using regionally available material, to address sustainability by
trying to reduce the carbon footprint and at the same time give a
sense of belongingness to the vernacular design.
Exclusively designing spaces with maximum number of footfall-
Reception, Restaurant, Bar, Houseboats.
Providing an idea of other spaces in the form of sketches and
moodboards.
Structural details are not in scope of the designer.
Given more time, the project extends to detailed designing of
other important spaces, that include swimming pool, spa, dining
boats, dormitory houseboats, co-working houseboats and more.

With this aim, objective, scope and limitations, the project aims to
provide a luxury resort that not only offers guests a unique and
memorable experience but also makes a positive contribution to
Kerala’s community, culture, and environment. By embracing
sustainability, celebrating cultural heritage, and promoting community
engagement, the resort aspires to be a model for responsible tourism
and a catalyst for positive change regionally.

2.1 WHY KERALA?


Commonly known as “God’s Own Country,” Kerala is a renowned
tourist attraction for global tourists and has the best possibilities to
explore and relax. Located in Southern India, Kerala has amazing
landscapes, green jungles, beautiful waterfalls, and quiet backwaters
that attract visitors from every corner of the world. The purpose of
this project is to take viewers on a journey through the various
delights of Kerala by showcasing its pristine beauty, cultural wealth,
and luxurious resorts as well as vacationing spots in general.
Blessed with a 580km coastline along the west and bordered by the
Western Ghats on the east, Kerala is a secluded paradise abundant
with natural beauty. Kerala boasts 44 rivers and 29 lakes and
lagoons spread across the state. The backwaters of Kerala are a
captivating natural attraction, featuring a network of rivers, lakes, and
ponds along the coastal regions of Alappuzha, Kumarakom, and
Kollam. These areas have become popular destinations for tourists
seeking to experience the stunning backwaters, where they can stay
in traditional houseboats called Kettuvallams. The lush surroundings
offer a serene setting for relaxation amidst calm waters and scenic
beauty.

The decision to choose Kerala as a destination for a boutique resort


is deeply influenced by the state's unique natural beauty and rich
cultural heritage. With only 14% of the land area used for urban
purposes, Kerala boasts vast expanses of untouched forests,
waterways, and fertile agricultural fields, preserving its rich
biodiversity.
Kerala enjoys an ideal climate with temperatures ranging from
19.8°C to 36.7°C, providing comfortable conditions throughout the
year. The state experiences two distinct monsoon seasons: the
South-west monsoon from June to mid-October, accounting for about
70% of the annual rainfall, and the North-east monsoon from mid-
October to December.
The unique climate and abundant rains make Kerala renowned for
Ayurvedic tourism. During the monsoon season, the air becomes
dust-free, which helps open up the pores during Ayurvedic
treatments, enhancing their effectiveness and benefits for wellness
and rejuvenation.

Because of these many reasons, Kerala ranks 8th amongst Foreign


Tourist Visits(FTV) in India in 2022, and ranks 16th amongst
Domestic Tourist visits(DTV) during the same. Kerala showed a
growth rate of 471% in FTV and 150% in DTV in 2022.

In summary, Kerala offers an ideal location for the Boutique resort


concept, nestled amidst nature and natural surroundings. With its
pleasant climate and rejuvenating cultural practices such as
Ayurveda, Kerala is perfectly suited for a resort that harmoniously
blends with its surroundings, providing guests with a unique and
immersive experience. Additionally, the serene environment acts as
a catalyst for bringing families, communities, and people from diverse
backgrounds closer together, fostering connections and shared
experiences amid the beauty of Kerala's landscapes.

2.2 BACKWATERS OF KERALA


With approximately 11% of Kerala's land being occupied by water
bodies, There are quite a few backwater lakes or kayals. Out of all
the backwater kayaks, the most famous kayals from cities with the
most tourist footfalls were taken and analyzed.
These lakes were then categorized into
Lagoons/Estuaries and freshwater lakes, as cruising into
freshwater lakes is prohibited
Lakes closer to the shore and away from it will affect the wind
currents and wave currents of the lake.
With all these considerations, lakes from the Alappuzha region
seemed to have satisfied the complications.

currents, tides, type of water body, and location, Punnamada Lake
and Meenapally Kayal in Alappuzha were identified as the most
suitable locations to establish a boutique resort.

2.3 WHY ALAPPUZHA?


Known as "The Venice of the East," Alappuzha is a picturesque
destination boasting a blend of natural beauty. Situated between a
beach to the west, backwaters to the northeast, and paddy fields to
the southeast, it offers tranquility and a deep connection with nature.
Alappuzha is renowned for its houseboat stays, allowing visitors to
immerse themselves in the serene backwaters. The region also hosts
prestigious boat races like the Nehru Trophy Snake boat race and
Champakulam Boat race, drawing tourists from far and wide.

Despite its proximity to the shoreline, Alappuzha is relatively safe,


with floods being the primary concern. However, the region has
robust flood management systems, as demonstrated during the
devastating floods of 2018, where water levels quickly returned to
normal within a short period.

Considering these factors, developing a boutique resort in Alappuzha


not only promises to attract more tourists but also adds to the allure
of its title as "Venice of the East."
With water covering
almost 12.4 percent of the
land and with
Lakshadweep sea on one
side, the flood inundation
is quite high for the region.
However, as per floods
2018 (Which was
recorded the biggest
floods over the century)
shows some positive
signs.

The water from the


backwaters is said to be
discharged into sea water
in less than a month. This
indicates how even during
heaviest of rains the water
can be quickly discharged
into larger water bodies.

Considering these factors, developing a boutique resort in Alappuzha


not only promises to attract more tourists but also adds to the allure
of its title as "Venice of the East."

3.1 MACRO SITE ANALYSIS

an extremely beautiful location
that is surrounded by a lot of
paddy fields and green

known only to the locals and not
amongst many of the tourists.

Meenappally Kayal's attraction lies in its untouched beauty and


secluded atmosphere. Unlike its more famous opposite numbers like
Punnamada and Vembanad lakes, Meenappally Kayal remains a
hidden sanctuary, recognized in general by the local population.

How to reach
There are a couple ways to reach the destination.

Via Railway station, this kayal terminal point is 13kms


from the main railway station.

One can also take government boats from Punnamada


lake to this kayal.

There are also shikara boats from Punnamada lake to


Meenappally kayal.

Punnamada lake, located in Alappuzha, is a paradise for


houseboats. The shore to this lake house most of the
houseboats during the night. The lake is fully commercialized
and house nearly 1000 houseboats.

quietness, presenting visitors a respite from the crowded traveler
spots. Its connectivity to Vembanad and Punnamada lakes through
houseboats provides an opportunity for specific cruising stories.

Weaknesses: Accessibility remains a task due to the absence of an


immediate course to the power. However, modes of transportation
which include authority boats and shikara boats from Punnamada
Lake offer viable options.

vacationers in search of offbeat experiences far from the

locals, it is reported that the water levels rose approximately 7 to 8
feet around the lake.
The water is ideally dispersed into the rice paddy fields that
surrounds the region. Besides that, there are three canals that can
carry the water into the Vembanad lake.

3.2 MICRO SITE ANALYSIS


Meenappally Kayal shimmers like a hidden gem in Kerala's
backwaters. Lush greenery borders its tranquil waters, offering a
serene escape. The Coastal Zone Management Plan for Alappuzha
District, Kerala, outlined stringent regulations regarding construction
and development within the backwater islands. According to the plan,
islands within the backwaters were designated as Coastal Regulation
Zone (CRZ) areas, with a mandated width of 50 meters from the High
Tide Line (HTL) on the landward side. Within this zone, existing
dwelling units of local communities were permitted to be repaired or
reconstructed, but new construction was strictly prohibited. This
regulation aimed to preserve the ecological integrity of the backwater
islands while allowing for sustainable development that respects the
rights and livelihoods of local communities.

Despite these regulations, there were attempts to launch a seaplane


project in the region, initiated under the Oommen Chandy
government in 2013. However, the project faced strong opposition
from local fishermen who protested against potential disruptions to
inland marine life. As a result, the project encountered setbacks and
remained dormant for several years. Nevertheless, a report released
in 2023 hinted at a revival of the seaplane project, albeit with a

released on November, 2014,

“the islands within the backwaters shall have 50mts width from the

dwelling units of local communities may be repaired or reconstructed,

(knowledge), Ayurveda embodies a holistic approach to wellness,
focusing on physical, spiritual, and mental health. It is not merely a
system of curing ailments but a lifestyle that promotes overall well-
being.
The geographical and climatic conditions of Kerala play a significant
role in promoting Ayurvedic tourism. The state's cold and dust-free
atmosphere during the monsoon season is particularly conducive to
Ayurvedic treatments. The moist air helps to open up the skin pores,
making them more receptive to herbal oils and massages.
Additionally, Kerala's abundant forests and medicinal plants ensure a
steady supply of the necessary ingredients for Ayurvedic therapies.

3.5 KERALAN ART FORM- KATHAKALI


BREAKDOWN
Steeped in culture and art, Kerala offers a fascinating glimpse into
the country's vibrant history and customs Though the world
recognizes Kerala for its natural beauty, its culture remains
undiscovered. The country has a rich collection of traditional arts,
each displaying intricate performances, elaborate costumes, and a
rich history.
One of the most celebrated art forms is Kathakali, an ancient dance-
drama that brings ancient stories to life through expressive
movements and vibrant costumes. Mohiniyattam is another ancient
dance form that mesmerizes the audience with its graceful
movements and melodious melodies. The indigenous martial arts of
Kerala, Kalari Payattu, showcase skills in the use of swords, spears,
and other weapons.

Kathakali
Katha means a story or a traditional tale or a conversation, and
kali means Performance or a Play. A Kathakali repertoire is an
operatic performance where an ancient story is playfully
dramatized.

Mohiniyattam
Classical dance form, whose roots are in the Hindu scriptures of
Natya Shastra, usually performed by Women. The repertoire of
Mohiniyattam includes music in carnatic style usually recited by a
vocalist but can also be done by the dancer themselves.

Kalari payattu
Martial art form that is unique to Kerala. In this artform, they
specialize in one or more of the important weapons of the period
including the spear (vel), sword (val), shield (kedaham), and bow
and arrow (vil ambu).

Puli Kali
Puli Kali, The Tiger dance is performed by trained artists painted
like Tigers & Leopards, to the music of Udukku and Thakil.

4.1 HOUSEBOAT CULTURE IN ALAPPUZHA


Kettuvallams were traditionally transportation boats, were men used
to travel long practicing trade. These men used to take their families
in them, as they would travel for longer periods of times. Due too this
reason the boats were so huge, about 100ft long and 13 ft wide in the
middle.

Material Study
Roof, a sandwich of bamboo reeds with a layer of
polythene in the middle to protect from water
seepage, with a framework of wood, usually Anjili
(Jackfruit) Upper Deck

Upper Deck, usually available in luxury boats, can be used as a sun


deck, or small dining space.
Upper decks sometimes also come with houseboats with 3 or more
rooms, where the additional rooms are located on the upper deck.

Lower Deck

Walls, are made up of marine plywood, that withstands high moisture environment,
while the floors are usually wooden finish. Roofs are finished with shera boards
with thermocol between them for insulation.

Lower Deck, most houseboats come with only lower deck that house
a living room, a dining hall, couple of bedrooms with attached
bathrooms, a kitchen and driver‘s seat.

Hull

Hull, Most important part of an houseboat, this is also called the shell
of the houseboat.
The hull, consists entirely of Anjili wood planks, although the primary framework is
occasionally constructed from either Anjili wood or iron reinforced with copper
nails. The hull is coated with black cashew nut oil, and the lower section of the
boat submerged in water is sheathed with aluminum. Coconut coir is inserted in
the spaces between the planks to prevent water seepage.

The hull is where all plumbing and electrical lines in conduit systems
are located. The Sewage tank is also located inside the hull, which
has to be taken out to Government Houseboat sewage treatment
plan, once in three months or whenever full. A hull also houses a
inverter and diesel tanks for the boat to run.

authentic Indonesian cuisine, and Api Jiwa, offering private group
dining experiences featuring Asian omakase cuisine.

5.1 RIVER KWAI JUNGLE RAFTS, THAILAND


River Kwai Jungle Rafts is a unique floatel nestled on the River Kwai
in Kanchanaburi, Thailand.
Set in one of the most secluded and serene locations in Thailand,
this retreat offers a limited number of villas for an exclusive
experience.
Immersed in the heart of the forest, the resort is designed to provide
a getaway from the hustle and bustle of everyday life. What sets it
apart is its rustic charm and commitment to authenticity – there's no
electricity, with illumination provided solely by kerosene lamps,
allowing guests to truly disconnect and immerse themselves in the
natural surroundings.

How to reach

There is only way to reach River Kwai Jungle Rafts, that is through
long-tail boat from Phutakien Pier. One can reach the phutakien pier
directly via road from Bangkok or can opt for train, and the nearest
train station is Namtok railway station.
This case study was chosen to study the guest houses/rooms, along
with the planning of these floating rafts. This hospitality space
resembles closely to the floatel idea presented in this thesis paper.

Arrangement
Nestled along the banks of the River Kwai, the resort boasts a
distinctive setting of individual lodges, each tethered to the river.
Inspired by the traditional Mon architecture, these lodges are skillfully
crafted by the local Mon village artisans. A central passage
seamlessly connects all the lodges, forming a continuous line along
the riverbank.
The resort features a single restaurant seamlessly integrated with the
reception desk, creating a unique layout that divides the arrangement
of rooms into two distinct sections, albeit not symmetrically.

Typically, each lodge comprises four rooms, complemented by a


common lobby area featuring two eight-seater dining tables and two
hammocks for relaxation. Additionally, the lodge offers a sun deck
furnished with sun loungers, providing guests with a serene spot to
bask in the sunlight.
Direct access to the river is available from each sun deck, allowing
guests to enjoy a refreshing swim. For safety purposes, guests are
advised to wear safety jackets before indulging in any water
activities.

Conclusion
The resort's architectural design reflects its harmonious integration
with the natural environment, drawing inspiration from traditional Mon
architecture. Individual lodges, tethered to the riverbank, showcase
the skillful craftsmanship of local Mon village artisans. A central

As guests settle into the rhythm of river life, they are enveloped by
the soothing sounds of nature and the gentle sway of the river. River
Kwai Jungle Rafts offers a sanctuary for those seeking a deeper
connection with the natural world, where every moment is a reminder
of the beauty and tranquility that abound in this secluded paradise.

After careful consideration of the site, and studying amenities and
facilities profvided by similar boutique resorts and floatels, a basic list
of amenities to be provided is prepared. This list was further
categorised into amenities on land and amenities on water.

6.2 SITE PLAN DEVELOPMENT


Once the requirements were noted, and site was analysed and fixed,
the site plan was ddeveloped. With careful consideratio of pathways,
walk-ins and walk-outs, and with respect to the study made from
Capella Ubud, a site plan was developed and confirmed.

6.3 SITE PLAN DEVELOPMENT


Taking inspiration of color, texture and expression from the art form-
Kathakali. What could be better than taking inspiration from the
history and culture that Kerala has to provide with. This will act as
meaningful tribute to cultural art form that takes inspiration in
designing this facility.
This boutique resort aims to embody Kerala's aesthetic sensibilities
by embracing vernacular design elements, ensuring the design aligns
and reflects the cultural heritage and traditions.

Natural materials- Using a lot of naturally available materials


like wood, stone bamboo, etc. especially locally sourced.

Warm color palette- The color palette also revolves a lot of


around earthy tones and warm colors, that gives a cozy and
inviting atmosphere.

Vintage furnishings- Takes inspiration or uses vintage


furniture of the region to add authenticity to the space.

Personal touches- the interior are often adorned with regional


handmade crafts and antique decor, giving a sense of
nostalgia and warmth to the spaces.

Why use regional materials?


Using regional materials makes a big impact in sustainability, and
adds more value as it gives a sense of belongingness to the region.
Benefits of using regionally locally sourced materials:
The carbon footprint of importing materials from different parts
is minimalized.

The use of locally sourced materials help improve the local


economy.

Local craftsmen also have a better understanding of these


materials that improves the quality of construction.

Kathakali influence
The important characters from the tale of Kathakali is used and the
important colours froom their makeup is used as accent colors
depicting the mood of the space. The characcters chosen are,
Pazhuppu,
Pacha,
Kari,
Chuvanna thadi.
The colors have been inspired from these characters and is been
used as accents inside the spaces.

7.1 RECEPTION
The reception lobby holds utmost importance in a hospitality setting,
serving as the initial impression of the resort. It is designed to reflect
the essence of the resort effectively. The space features warm colors
and organic patterns to create a cozy and comfortable ambiance. A
highlight of the lobby is the contrasting parametric bamboo structure,
adding a unique and striking architectural element to the space.
The color palette chosen for the reception space is integral to its
design, adding subtle yet significant accents. Reflecting the green
color from the Pacha character of Kathakali, this hue is tastefully
incorporated throughout the space. Green is not only used in
furniture, paints, or throw pillows but also serves as a striking
element above the reception table, where green plants contribute to
a sense of calmness and act as a prominent accent feature in the
space.
Summarizing this, The Reception lobby embodies the character of
Pacha through its design, featuring striking red flooring
complemented by green accents and warm tones throughout the
space. This color scheme reflects the essence of the Pacha
character from Kathakali, creating a cohesive and inviting
atmosphere in the lobby.

7.2 RESTAURANT
In a hospitality setting, after houseboats, the restaurant and bar are
crucial spaces with the highest footfall. To infuse character into the
restaurant, it can be designed to embody the essence of the
Chuvanna Thadi or Red-bearded character from Kathakali,
representing the anti-hero or antagonist. This concept can be
reflected through the color palette and design elements, creating a
distinctive and memorable ambiance for guests dining and socializing
in the space.
The overall ambiance of the space maintains a neutral tone, but
incorporates red accents in various forms to reflect the character of
Chuvanna Thadi. These red elements can be seen in throw pillows,
upholstery, red clay pots hanging from the ceiling, and the use of
burnt bricks in the buffet counter. These subtle touches of red add
character and visual interest to the space while maintaining a
balanced and cohesive design aesthetic.
However, The incorporation of red into the space is not intended to
reflect the aggression or fierceness of the Chuvanna Thadi character,
but rather serves as a subtle variation to enhance the overall
ambiance. This approach adds warmth and character to the space
without overwhelming guests, striking a balance between thematic
inspiration and guest comfort.

that extends from the entrance to behind the bar counter. This red

and bar area, adding visual interest and depth to the overall design.

7.1 HOUSEBOATS
The houseboats, being a focal point in the hospitality setting, are
designed to embody the character of Minukku or Pazhuppu, known
for its serene and noble attributes. The Minukku character is
characterized by calmness and grace, which defines the ambiance
of the space. This choice reflects a sense of tranquility and
sophistication, creating a peaceful and inviting atmosphere for guests
aboard the houseboats.
The houseboats are adorned with accents of Minnuku, a vibrant
orangish-yellow color applied to various elements such as the TV unit
back panel and rammed earth paint in the bedroom. Additionally, the
design incorporates inspiration from water lilies and lily pads,
regional plants that are reflected in the furniture and overall design of
the houseboats. This botanical influence adds a unique and regional
touch to the interiors, enhancing the connection with Kerala's natural
beauty and surroundings.

The iconcept of the Floatel was initially developed by Tamara Group


of Hotels, and the structural drawings were provided by them.
However, all research with respct to choosing a site location,
preparing of site plans and master plans and designs were thought of
independently and it takes no hand from Tamara group.
The final idea behind to floatel was to design a community space that
is culturally rich, sustainable, and acts as a medium to bring families,
friends and communities closer with each other.
The design limits to using Kerala’s indegenous materials, crafts,
antiquities, traditions with a very warm, earthy colour palette that
Kerala is known of.
Though only limited spaces were designed for the given time, with
more resources and time, the Floatel holds perspective to design
other multiple spaces like Swimming area, Spa, Recreational space,
Two bedrooms houseboats, Dorm houseboats, Co-working
houseboats and more.
