Name of the Business/Project Name

The company's name, Dust Diva Cleaning Co, carries significant meaning, as

it translates to "Dust diba? Cleaning Ko" in Filipino. This name represents a powerful

brand identity that champions women empowerment. Notably, the workforce

predominantly comprises women, including those from underrepresented groups

such as out-of-school youth, single mothers, and individuals with limited income

opportunities.

Description of the Business

Dust Diva offers diverse cleaning services for both residential and

commercial spaces. Residential options include general cleaning, deep cleaning,

housekeeping, and premium cleaning, while commercial services focus on office

space cleaning, offering both general and deep cleaning choices. For home cleaning,

our general service involves thorough wiping, mopping, hydro vacuuming, and steam

cleaning for various surfaces. Deep cleaning goes further, using high-powered hydro

vacuuming to eliminate dust and allergens from upholstery, along with sterilization for

added hygiene. Housekeeping includes manual cleaning and extra tasks like

babysitting and pet care, while our premium package offers organic cleaning, car

washing, and pest control. In business cleaning, our office services ensure

comprehensive cleaning, sanitization, and disinfection, with options for general or

deep cleaning to maintain a clean and hygienic workplace.

Location of the Business

Dust Diva Cleaning Co intends to establish its office within the Regus facility,

located on the third floor of Iloilo Business Park, which is situated within Festive Walk

Mall on Megaworld Blvd in Mandurriao, Iloilo City. This strategic location, surrounded

by condominiums and commercial offices, presents substantial opportunities due to

its convenient accessibility and high visibility, making it attractive to potential clients

in the area.

Dust Diva Cleaning Co is a standout leader in accessibility, pricing,

marketing, branding, online presence, and customer service. Targeting young,

financially stable clients, especially with premium services like carwash offerings,

Dust Diva employs a comprehensive promotional strategy to boost brand visibility.

With considerable demand for cleaning services, Dust Diva is poised for substantial

growth, leveraging strengths and strategic marketing to become an industry leader.

Technical Aspect

Dust Diva offers a wide range of residential and commercial cleaning services

tailored to diverse customer needs. The proposed office at Regus in Festive Walk

Mall provides an ideal location, offering accessibility and visibility to potential clients.

Detailed lease terms from Regus ensure transparency and clarity on financial

commitments. Additionally, the project cost estimation considers all essential

expenses, ensuring a thorough understanding of the investment needed to initiate

and maintain Dust Diva's operations.

Under Angelo Trabucon's sole proprietorship, Dust Diva Cleaning Co

efficiently meets market demands with streamlined decision-making. Its

organizational structure, including Trabucon, cleaning technicians, and an

outsourced bookkeeper, ensures operational efficiency. Offering competitive

compensation and adhering to labor regulations, Dust Diva provides essential

benefits like SSS and PhilHealth contributions, with additional perks enhancing

employee welfare. Employees enjoy various entitlements such as overtime pay and

designated days off, with special leave for women. Operating five days a week with

managed shifts, Dust Diva ensures legal compliance and fosters a positive workplace

environment..

Dust Diva, as a sole proprietorship in the cleaning industry, exhibits robust

financial performance across various metrics, showcasing efficient resource

utilization and effective financial management. With consistently positive return on

and high internal rate of return, Dust Diva demonstrates strong profitability, liquidity,

and stability. These indicators suggest that Dust Diva’s investments and operational

and empowerment. Through targeted hiring and training, Dust Diva equips

individuals with skills for financial independence and supports environmental

sustainability efforts.

Chapter 1

Introduction

Background of the Study

In recent years, the demand for professional cleaning services witnessed a

steady rise, particularly in urban areas where individuals and businesses sought reliable

and efficient solutions to maintain cleanliness and hygiene.

Iloilo City, located in the Western Visayas region of the Philippines, experienced

rapid development, with its economy growing by 6.1% in 2018. The region's economy

was predominantly driven by the services sector, particularly outsourcing, which

accounted for about 58% of the economic activity, followed by the industrial sector at

25%. This economic growth made Iloilo a desirable residential area. The city's residential

market was mainly composed of houses and lots, with approximately 22,000 units

available by the end of 2018, compared to around 2,170 condo units. However, the

demand for condominiums was on the rise, especially in the central business district,

leading to a predicted increase in condo developments. Colliers anticipated that

Megaworld's Iloilo Business Park would contribute to 54% of the new residential units

from 2019 to 2021, with significant projects like Saint Honore and The Palladium

introducing upscale living options. Other major developments included Ayala Land's

Avida Towers, Sta. Lucia's Soto Grande Iloilo, and Filinvest Land's One Spatial, further

expand the city's residential offerings. This growth presented a promising environment

for new businesses and residential projects in Iloilo City (Panay News,2019).

With the rapid growth of residential and commercial establishments, the

researcher came up with an idea to put up a cleaning service and named it Dust Diva

Cleaning Co. The business provided comprehensive cleaning services tailored to the

specific needs of both residential and office business owners in Iloilo City. The business

focuses on delivering high-quality and efficient cleaning solutions to homeowners,

particularly those residing in condominiums for personal or Air Bed and Breakfast

(Airbnb) and subdivision, and servicing office businesses.

The business went beyond traditional cleaning services by focusing on workforce

empowerment. Seventy percent of Dust Diva's workforce comprised women,

encompassing not only mothers but also women of various backgrounds such as out-of-

school youth and singles, as long as they possessed strong cleaning skills. Additionally,

thirty percent of the workforce was men, particularly for tasks requiring additional

manpower due to heavy equipment.

Dust Diva Cleaning Co. was rooted in the recognition of two crucial factors – the

rising demand for professional cleaning both residential and office services in Iloilo City

and the untapped potential of women, who possessed exceptional cleaning abilities

despite facing educational challenges. By providing these women with a platform to

showcase their skills, the business not only addressed a market need but also

contributed to socio-economic empowerment.

Objectives of the Study

The objective of this study was to evaluate the feasibility and viability of the Dust

Diva Cleaning Service business. It specifically sought to:

1.1 Conducted a market survey to gauge the awareness and acceptance levels among

the target demographics for Dust Diva.

1.2 Conducted an industry analysis using PESTEL and Porter’s Five Forces to evaluate

the external environment of the business.

1.3 Evaluated the internal operations of the company by analyzing the target market through

customer analysis to understand their preferences and behaviors.

1.4 Performed competitor analysis to discern the strengths and weaknesses of rival

businesses, to fortify Dust Diva's competitive advantage;

1.5 Analyzed the future demand-supply gap for Dust Diva through a comprehensive

assessment; and

1.6 Formulated marketing programs and strategies to promote Dust Diva in the market

effectively.

2. Technical Aspect

2.1 Planned a strategically located business site with a practical building structure,

incorporating ergonomic layouts for offices and storage areas.

2.2 Developed standardized and detailed service descriptions for each cleaning service

offered by Dust Diva along with its potential operational cost.

2.3 Provided comprehensive information about the machinery, equipment, and tools

employed by Dust Diva for cleaning operations and service uniforms utilized by the

business.

2.4 Developed a detailed plan for waste disposal management of Dust Diva.

3. Management Aspect

3.1 Describe the nature of the business and form of business organization, including the

vision, mission, and core values of the business.

3.3 Defined and documented job qualifications, duties, and responsibilities, ensuring

alignment with business objectives and service requirements.

3.4 Developed a competitive compensation plan that integrated a monthly salary

structure derived from daily rates, mandatory 13th-month pay, and adherence to

government-mandated contributions.

4.1 Created a comprehensive plan outlining the various sources of funding for Dust Diva.

6.1 Provided the social and economic impact of Dust Diva on the community, particularly

on individuals, including economically disadvantaged mothers, and the environment, in

order to foster economic growth within the community.

Definitions of Terms

Cleaning. The act of removing dirt or something undesirable (Collins, 2024). In

this study, it referred to the services offered by Dust Diva Cleaning Co to its clients to

ensure that their area of ownership was hygienic and spotless.

Comprehensive Cleaning. Involves the specialized personnel, methods, and

special equipment needed to clean potentially hazardous facility areas (DeVroom, 2022).

In this study, it referred to a thorough and detailed cleaning approach that covered all

areas and surfaces to ensure a pristine and sanitized environment.

Corporate Office. Is the workplace where things happen; the meeting point for

the staff and the co-creation space where ideas arise (Mitzsheva, 2019). In this study, it

referred to the space owned by the clients of Dust Diva Cleaning Co that required

regular and specialized cleaning services to maintain a professional and hygienic work

environment.

Hygiene. The practice of keeping the surroundings clean, especially to prevent

illness or the spread of diseases (Collins, 2024). In this study, it referred to the practice

of Dust Diva Cleaning Co of maintaining cleanliness and sanitation standards to promote

health and well-being in various environments.

Mother. A selfless, loving human who must sacrifice many of their wants and

needs for the wants and needs of their children (Pfohl, 2018).In this study, it referred to

individuals who were hired by Dust Diva, specifically those with lower-educational

backgrounds but possessed proficiency in cleaning.

Organic. Not using artificial chemicals in the growing of plants and animals for

food and other products (Goncalves. 2019). In this study, it highlighted Dust Diva

Cleaning Co's commitment to environmentally conscious methods and avoiding artificial

chemicals in its cleaning procedures.

Residential clients. A client who takes up the service predominantly to use for

personal, household, or domestic use or consumption (Lande, 2022). In this study, they

referred to one of the clients of Dust Diva Cleaning Co who hired a cleaning service

business to maintain cleanliness and tidiness in their homes.

Socio-economic empowerment. Through micro-enterprise, it is taken as a

predictor variable, while freedom of movement, Economic freedom, and social uplift is

taken as a criterion (Martinez, 2022). In this study, it referred to the result of continuously

providing training to women with limited education, which was achieved by creating job

opportunities through employment at Dust Diva Cleaning Co.

Significance of the Study

The result of this study will benefit the following groups of individuals:

Clients. This study will help clients be informed of the services offered by Dust

Diva Cleaning Co.

Employees. This research will equip employees with knowledge about

operations, instill proper work ethics, and enhance their skills further.

Dust Diva Cleaning Co Team. This information will be essential for making

informed decisions about the future of the business.

Potential Investors. This research will offer insights to potential investors for the

potential growth and expansion of the business.

Cleaning Industry. Provides valuable insights for enhancing operations,

planning, innovation, and gaining a competitive edge, benefiting the cleaning industry as

a whole.

Future Researchers. This study can be used as a reference that will provide

additional information for future studies in this field.

Scope and Limitation of the Study

This study employed a quantitative research approach to assess the feasibility of

establishing Dust Diva, a cleaning service business, in Iloilo City. Targeting homeowners

and office owners, sixty participants were selected through snowball sampling. The

researchers gauged the homeowner and corporate office owner count based on their

knowledge of entities within Iloilo City. Scheduled from March 2024 to May 2024, data

collection utilized Google Docs and printed questionnaires, ensuring consistency with all

participants completing the same questionnaire.

The analysis relied on descriptive statistics. For environmental assessment, the

SWOT method assessed internal factors, while external factors were evaluated using

Porter’s Five Forces. The financial analysis utilized financial statements, assessing

liquidity, solvency, and profitability through Net Present Value (NPV), Internal Rate of

Return (IRR), Payback period, and Profitability Index.

Review of Related Literature

This chapter offered a comprehensive examination of the cleaning service sector,

delving into diverse factors that impacted its functioning. It outlined the cleaning industry,

women empowerment, consumer behavior, marketing strategies, optimal workforce

management strategies, acquisition, procurement, distribution, cost estimation, pricing

strategies, revenue forecasting, and legal requirements and regulations affecting the

sector.

The Cleaning Service Industry Overview

The cleaning service industry in the Philippines has witnessed consistent growth

in recent years, driven by rising demand from both residential and commercial sectors.

Services offered in this industry were diverse, ranging from residential and commercial

cleaning to specialized tasks such as carpet cleaning and post-construction cleanup.

Many cleaning service providers in the country were small and medium-sized

enterprises, often offering localized and specialized services to cater to the specific

needs of their communities. To stay competitive, companies in the Philippines focused

on differentiation through innovative services, eco-friendly practices, and the integration

of advanced cleaning technologies. Adherence to regulatory standards was a key focus,

with companies investing in employee training and certifications to ensure compliance

with safety and environmental requirements. Some cleaning service providers have

embraced technology solutions for scheduling, tracking, and communication, enhancing

overall efficiency and customer experience. Beyond the business perspective, the

cleaning service industry in the Philippines has become a source of employment,

particularly for individuals seeking opportunities in cleaning and maintenance roles.

Moreover, the industry has gained heightened importance due to increased awareness

of hygiene and cleanliness, a trend accentuated by the COVID-19 pandemic. As the

industry continued to evolve, staying abreast of the latest market reports, industry

reduced overhead costs. The office space will serve as the primary workspace for

Regus Terms of Payment:

1. Security Deposit: A security deposit equivalent to one months' rent (17,000

pesos) is required upon signing the lease agreement to secure the space. This

deposit will be refunded at the end of the lease term, subject to any deductions

for damages or outstanding fees.

2. Monthly Rent: The monthly rent amount is 17,000 pesos, payable in advance on

or before the 5th day of each month.

3. Lease Term: The initial lease term is five years as per agreement. Upon

expiration, the lease may be renewed subject to mutual agreement between the

landlord and tenant.

4. Payment Method: Rent payments can be made through bank transfer, cheque, or

cash.

5. Late Payment: A late fee of 5% of the overdue rent may be charged for any

overdue rent payments beyond 5 days from the due date.

The waste management process begins with the identification of different types of

waste generated during the cleaning process. This includes both solid and liquid waste

such as dust, dirt, debris, used cleaning supplies, empty containers, and wastewater.

2.) Segregation:

Once waste is identified, Dust Diva cleaning professionals segregate it into different

categories based on its nature and composition. This include separating the wet waste

from dry waste, sanitary waste and e-waste.

contracted garbage collector, will make pickups from our location three times a week,

specifically on Monday, Wednesday, and Saturday, as arranged and paid prior at the city

IBIG Fund. Additionally, Dust Diva offers voluntary benefits such as health insurance,

retirement plans, and incentives for exceptional performance to further support

Minimum Wage

The minimum wage is based on 8 hours of work per day. The 1 hour mandatory

lunch break is not included and is not compensated for in the 8 hours per day. The

cleaning employees of Dust Diva Cleaning Co will be paid on a monthly basis. The

minimum wage for the cleaning technicians is Php 480.00. For the manager/owner, he

Overtime Pay

Overtime pay refers to additional compensation for work performed beyond eight (8)

hours a day. Dust Diva Cleaning Co will only provide overtime pay if the employee fills

out an overtime slip approved by the Human Resource manager. Employees are not

permitted to work unapproved overtime.

Day off

A day off is a designated period of time, typically a full day, during which an

individual is not required to work or fulfill any professional obligations.Dust Diva Cleaning

Co will provide a maximum of 2 days off per week which is Saturday and Sunday.

13 Month Pay

The 13th month pay is a mandatory bonus payment typically granted to qualified

employees at the end of the year, equivalent to one month's salary, providing additional

compensation beyond regular wages. According to Presidential Decree No. 851, 13 th

month pay should be given to the employees not later than December 24 of every year.

Holiday Pay
