PROJECT TITLE (and General Description):


A Proposed Low Density Residential Project consisting of Two (2.0)-Storey Single-
Detached House with open deck a 377 sqm Total Gross Floor Area (TGFA) cum Site
Development Planning Project for a cluster of Nine (9.0) Prototype House and Lots.

STATEMENT OF THE PROBLEM:


A newly establish business partners (the client) has decided that its property, a
Three Thousand Four Hundred Three point Zero Five square meter Grand Total Lot Area
(3,403.05 sqm), with a low density residential zoning classification, and located in the
better parts of Legaspi City, Albay Province (Luzon Island), shall be developed to host a
low density residential development.

The 9 Prototype Houses shall be exclusive/ semi-upscale structures, 5 of which


shall be on lots each with minimum Total Lot Area (TLA). The stated 377 sqm TGFA
of the Prototype Houses only refers to enclosed floor areas above grade (or natural
ground) level and incorporated all other floor areas, if these are still to be introduced at
a later time.

PROJECT SITE FEATURES:


The project site is a parcel of land is rectangular lot. The lot bounded on east
along line 1-2 via 12.00 meter carriageway with 1.40 meter sidewalk on each side provincial
road, on North along line 2-3 by open market residential development, on West along line
3-4 by private lot, on South along 4-1 by 10 meter wide farm to market road with 1.20
meter sidewalk on each side was introduced, however the holder of the lot oppose to have
this road on his property. The surface of the sidewalk along line 1-2 shall be considered
as elevation 00 and a distance of 49.00 meters.
A 6.00 meter wide cluster street has an area of 407.8 sqm with 0.90m. sidewalk
on each side and bisects the project site at its long axis and intersects the RROW at the
right angle and located at the center of development of the lot, this has a 2.83 x 2.83
meter leg of truncation along cluster street and provincial road. This cluster street has to
comply the maximum run of turn court as define by NBCP PD-1096, the end of turn court
has an adjacent regular lot. The project site uniformly slopes gently towards the opposite
of main street, which also the direction of the cluster street serving as the direct access
of the 9 lots. The lots adjacent from provincial road define as the prime lot to follow
NBCP to its minimum dimension same with 3 inside lots, the 4th lot has an area of
344.61sqm. the 3rd lot is define as third largest lot among the 9 lots. There are two
model unit wants to develop initially, the second lot to the left and right. The owner require
a bigger setbacks so the architect position a 5.00 meter front and minimum sides and rear
setbacks. Other types of lot to follow setback according to minimum as defined by NBCP.

a. building footprint 48.17% of lots property
b. Second floor 60 percent of building footprint area
c. Penthouse 40% of open deck area 48.17 of lots property
