HISTORY

MAKATI DEVELOPMENT CORPORATION has a history that dates back over decades of years
when it was only one of the divisions of Ayala Corporation. Then called Real Estate Division
Group or the RED Group, it was responsible for the development of Makati - the complete
integrated community with first class residential, commercial, industrial and recreational areas.
In 1974, MDC and Ayala Realty Development Corporation (ARDC) were spun-off from the
former RED Group when in-house projects of the Group were nearing completion. MDC was
conceived along the lines of contracting horizontal and infrastructure projects outside the interest
of Ayala Corporation while ARDC was involved in the project management of vertical
construction.

MDC's initial ventures were the 2 IBRD-funded projects, the Manila-East

Road and the Sto. Tomas - Batangas Road, approximately 100 kms.
In 1977, MDC commenced work on a 31-km pipe laying projects for the
supply and distribution of potable water to Tacloban City in Leyte.
At about 1977, MDC was contracted by Ayala Corp. to start the land
development of Ayala Alabang Village, a 605-hectare community completes
with road network, sewer and drainage systems.
Not long after in 1978, MDC was again awarded another IBRD contract, the
Naga-Toledo Road Project, a 32-km road from Naga to Toledo in Cebu.

It was in 1978 that MDC's capability was diversified and strengthened through an operational
merger with ARDC. With this transition, MDC expanded its scope of work to include vertical
construction with the employee housing project and to provide technical expertise in managing the
construction of high-rise buildings, among which are the BPI Building, Twin Towers, Makati
Tuscany and several others.
In its untiring quest for expansion, MDC ventured further into overseas contracting in 1979. In
collaboration with a leading Japanese firm, the company undertook the construction of 2 general
hospitals in Iraq, one in Najaf and the other in Kadhimiya.
In 1984, the company pursued infrastructure jobs inside the US bases, Subic Naval Base and Clark

Air Base.
By 1988, Ayala Corp spun off its real estate group into Ayala Land, Inc (ALI) and MDC became
the construction subsidiary of ALI.
The nineties saw MDC pursuing aggressively the industrial estate development. It was awarded the
contract to do the land development of Laguna Technopark Phases 1 to 5 with an area of 388
hectares complete with utilities and amenities.
Almost simultaneously, it was also doing the land development of Cebu Business Park in Cebu
City (a 44.6-hectare development of raw land into a business complex complete with utilities) and
the Sta. Rosa Estate, San Jose & Santa Rosa Villages in Laguna (a 167.95-hectare development of
raw land into a subdivision).
In March 2003, MDC earned ISO Certification for ISO-9001: Version 2000 for Quality
Management System and ISO-14001 for Environmental Management System from Certification
International (UK) Limited/United Kingdom Assessment Services and OHSAS-18001 for
Occupational Health and Safety from Certification International Philippines, Inc. hence, first
construction company in the country with the distinction of receiving all three certifications at the
same time.

Land Development is one of the strengths of Makati Development Corporation. Working

continuously with Ayala Land, Inc. in its real estate development, MDC is proud to say that it has
developed a construction expertise for all types and scales of land development be it residential,
commercial, recreational or industrial.
Its successful projects include: the 660-hectare Ayala Alabang Village, the 67-hectare Ayala
Heights community, the 50-hectare Ayala Greenfield Estates in Calamba, Laguna, the 400hectare Westgrove Heights in Silang, Cavite, the 465-hectare Laguna Technopark industrial
estate, the 50-hectare Cebu Business Park and a number of socialized housing projects.

The event started with a Thanksgiving Mass and
followed by the formal launching of the
companys Wellness Program. All the employees
joined the calisthenics and the walkathon, flexing
their muscles in preparation for the day's fun games. Lined up
for the day were the Tug-of-War and various Team War
Games.
The much-awaited Badminton Championship Game
coincided with the fun day and was held at the club's covered
courts. A cheering contest highlighted the event with the
younger employees tumbling and doing acrobatic acts just
like in the professional basketball games. In the other court,
MDC's executives and managers had their own kind of
basketball game dubbed as the "Funny Game". The rules of
the game were the same as in any basketball game except that
the whole game was good only for 30 minutes. The spirit was
willing but the muscles were weak. Nevertheless, it proved
that MDCs spirit of competitiveness and hard work is also
filled with fun.
BREAKTHROUGH IN READY MIX CONCRETE
Makati Development Corporation, a subsidiary of
Ayala Land, Inc., made history again by pouring
in 50 hours, 5500 cubic meters of ready mix
concrete monolithic for the mat foundation of the
TRAG (or The Residences at Greenbelt) from dawn of
Saturday, January 17, 2004 to dawn of Monday, January 19,
2004.
TRAG is a plush 48-storey residential condominium across
the newly redeveloped Greenbelt Mall (which MDC also
constructed) along Arnaiz Avenue (formerly Pasay Road)
bounded by Paseo de Roxas, Esperanza Drive and Greenbelt
Drive (across New World Hotel) in Makati City.
To ensure the smooth execution of the monolithic mat
foundation pouring, detailed pre-pouring planning and
coordination meetings were conducted among MDC TRAG
Project Team headed by Mr. Efren Mananquil, MDC

Purchasing Department headed by Mr. Arlen Manalang and

MDC Equipment and Concrete Products Division headed by
Mr. Florello P, Quianzon.
The massive pouring was achieved using two (2) MDC
Truckmounted Concrete Pumps and two (2) line pumps with
the concrete supplied from 4 concrete batch plants two of
which are MDC owned located in Market! Market! and in
Alabang and two from outside suppliers.
This 5500 m3 monolithic pouring of MDC in TRAG broke
the record of ESI Concrete Pumping who was awarded the
contract to complete a 2900 cu. yard (2500 m3) mat pour for a
new Walmart Super Center in Florida, USA, as featured by
Schwing in their website as Florida Pumper Meets
Challenges at Tampa Mat Pour. In the local setting, it also
surpassed the record of 4000 cubic meters mat foundation
poured at the BSA Tower Project in Ortigas.
This successful pouring can be attributed to the dedication
and support given by every superintendent, supervisor,
engineer, driver, operator, mechanic, and quality control
personnel from dawn to dusk to dawn again to make the 5500
cubic meter of concrete a challenge.
MDC RECEIVES ISO CERTIFICATION
Makati Development Corporation was recently
awarded the three ISO Certificates for its

Safety, by Certification International of the Philippines, Inc.
(CIPI) in ceremonial rites held at the Hawker's Area of
Market! Market! Project, Fort Bonifacio, Taguig, Metro
Manila last 28 of March 2003.
