$2 Million Homes in Munich

A country house with a pool southwest of the city, a two-bedroom condo with a balcony, and a modern two-bedroom duplex not yet completed.

With its sloping roof, wood balcony and shutters, and vine-covered walls, this four-bedroom family home about 25 miles southwest of central Munich evokes a traditional Bavarian farmhouse. Built in 1989, the house has been through several upgrades, including a designer kitchen and new heating in 2021.

The village of Münsing, in the Bad Tölz-Wolfratshausen district, has several restaurants, churches and a grocery store. One of the region’s star attractions is within walking distance: Lake Starnberg, a destination for day-trippers and vacationers. Of the lake, the narrator in T.S. Eliot’s poem “The Wasteland,” said: “Summer surprised us, coming over the Starnbergersee.” The Bavarian Alps are about an hour’s drive south, and Munich International Airport is about 45 miles northeast.

Size: 3,153 square feet

Price per square foot: $686

Indoors: An entrance hall leads to the open living and dining room, with a contemporary wood-burning fireplace. Adjoining the living area is a sunroom, with windowed walls and roof, which opens onto a terrace. Off the dining area, the kitchen by Bulthaup has matte cabinets, natural stone countertops, an induction cooktop, appliances by Siemens and Miele and an island. A powder room is on the ground floor. Most of the flooring is wide plank walnut.

Tucked under the sloping roof upstairs are three bedrooms, all with skylights. The primary bedroom and a second bedroom access the home’s wood south-facing balcony. Skylights also brighten the all-white upstairs hall bathroom, which has a shower and a tub. (More bathrooms could be added.)

In the basement, a guest apartment has a bedroom, a flex room and a bathroom with heated flooring.

Outdoor space: The property sits on a 0.18-acre lot with a grassy garden, mature shade trees and a one-car garage. The small glass-walled terrace overlooks a small yard and rectangular pool, which has an electric cover and is framed by privacy hedges.

Costs: Property taxes are less than €1,000 a year, according to the listing agent.
