Living room w/ large picture window and two large pass-throughs

I will be moving at the end of the month, and the Living Room has some great features that make it difficult to figure out a layout. The room is 13'x19'. One of the long walls has a large picture window centered in the middle of the wall. The window is only about a foot off the ground and is 6 feet tall (ceilings are 8 feet). I would like to make this a focal point of the room. On the opposite long wall there is a large 6'5" pass-through to the dining room. The entrance to the living room from the entryway is also a large pass-through (5'0") on the end of one of the shorter walls. I will attach a rough sketch of the room.

I have several pieces that I would like to use in the room:

tufted love seat/settee (blush) 34"h x 28"d x 61"l

wing chair (navy slip cover) 38"h x 28"d x 32"l
ottoman/footstool (navy slip cover) 16"h x 24"l x 16"w

I also have white modular shelving that can I am currently using as bookcases and for my television. It is very similar to Ikea Kallax, but made by Better Homes and Gardens. I do not have to use all of them in this room. I have the following pieces (all are 15" deep):

(2) 4x4 (31"x31")
(3) 2x4 (31"x58")
(1) 1x5 (17"x71")

I have attached pics of the furniture I have as well (the ottoman has not been covered yet, but will match the wing chair). The room has beige carpeting and light grey walls. I would like to use a rug for interest even though it already has carpet. (We are renting and cannot change flooring or paint)

I would appreciate your suggestions as to how to tackle the layout and make it look warm and inviting.

They are called hurricane impact windows for a reason. There are strict guidelines for impact AND water infiltration. You need a dealer who specializes in these to get the correct information. As far as burglary concerns, this glass will break but not come out of the frame. Ask a PGT dealer for the pictures from an attempted burglary when a crowbar was used on several units but the glass stayed in the frame. One of our commercial customers showed us and the sheriff’s office surveillance tape of two men throwing a concrete block at the glass. The concrete block bounced back and hit on of the unlucky participants! Yes, the glass shattered but because it is actually two pieces of glass with a triple vinyl inner layer and a specially designed frame that holds the glass in a deeper pocket, it did not come out of its frame.

The room beside the fireplace room looks sooooo good! Hard to believe it is the same house! OK, about the lamps. You need rectangular shades either for those lamps or we need to try a different approach. You can try that white lamp you have with the rectangular shade on one end and then try putting a floor lamp on the end where there is the corner. I see you “grouped” some photos on a small table by the white chair. And put a throw over the white chair. How does that look from the back view? Are you gaining some confidence now and seeing with some changes you can vastly improve your home and not spend a dime! Don’t you love that?

My house had the original 1980s drapes. I also never need to cover my picture window for privacy or to block light (I live in Seattle), so I just left them off. I love how open and bright it makes the room feel.

I had an inspection done, the plumbing and electrical are all up to date, thank God. There is no HVAC but I am going to see how this summer goes before I decide to install it through the house. I live in Virginia and the summers are hot but being up in the Blue Ridge keeps some of the humidity at bay. The windows are original and there are exterior aluminum storm windows covering them. I am hoping and praying that they are sufficient to keep the house from being windy inside. I think the cafe curtains and tension rods will work perfectly while I get settled. I was not planning on working on the exterior of the home right away but it looks like the porch roof will need to be replaced and all of the windows and trim around the exterior need to be painted. The 115 year old wood is exposed. The previous owners did NOTHING in the way of maintenance. The walls have been scribbled and written on by their children, they didn't bother to paint over it. So it has been at least 13 years since any exterior wood has been painted.
