Converting various structures into cozy and stylish living spaces has become a fashionable trend nowadays. In this regard, Mark Twain’s catchphrase said one hundred and thirty years ago: “Buy land, they're not making it anymore,” proves to be true.

In this video, we're touring a laneway suite in Toronto, Ontario. It was originally a cinder block garage that was converted into a backyard suite with the original garage on the main floor and a 1-bedroom apartment addition built above it. The garage is approx. 400 square feet and the apartment above is almost 500 square feet, but a chunk of that interior space is taken up by the staircase.

LA family turns unused garage into small home Oasis (before/after)
They were running out of space in their two-bedroom bungalow for a family of four, a home office, and frequent family visitors, so Gennifer Leong-Alvarado and Pastor Alvarado decided to copy their neighbors who had recently torn down their 1-car garage to replace it with an open-plan backyard home and garden oasis.
They called on Rebecca Rudolph and Catherine Johnson of Design, Bitches - the same architects who had made over their neighbors' yard - and soon their tiny garage and cement driveway were being torn apart to make way for a spacious ADU (Accessory Dwelling Unit) and a backyard they would really use.

Brighton Residence by Golden is a special modern home. The interior design takes cues from the architecture, creating an incredible sense of atmosphere explored throughout the house tour. The dream home maximises every aspect of the corner block, in order to enhance the surrounding views and access an abundance of natural light.
Golden worked closely with the architect to produce a special modern home that feels warm and inviting, coupled with furniture selections that suit a family lifestyle. There is a sense of arrival when entering the dream house, explored through a playful interplay of curiosity and discovery. The unique combination of elements makes Brighton Residence a special modern home.
Robust, natural materials are featured heavily within the architecture, imbued with a sense of calm and serenity. Soft curves are accentuated by considered furniture choices and interior décor, providing easy transitions within the home and balancing the boldness of the formed concrete walls.
The master suite of Brighton Residence embraces the spacious and luxuriousness of a special modern home. Designed as a hotel suite, the interior décor features lux materials, soft furniture and a sculpturally iridescent en suite. The en suite design showcases stones of different colours and textures, synchronising with the home’s architecture and interior design.
Downstairs of a special modern home like Bright Residence, there is a 10-car garage, laundry and underground bar. The atmosphere of the basement level, which includes the large garage, features a darker tonality. The underground bar is dimly lit, with a mixture of decorative fittings, turquoise carpet and bold onyx stone. The interior design of the bar is an unexpected twist within the home; as an element of surprise, the bar continues interacting with the home’s materiality and functionality, strongly identifying with the personality of the clients.
The house tour showcases a special modern home that celebrates moments of character and purpose, threaded together with curiosity and harmony – making it uniquely its own.

The interior of this unit feels bright and spacious thanks to some clever design features like a floor-to-ceiling window in the dining room, a skylight, and frosted windows in the bedroom and bathroom to bring in the maximum amount of natural daylight without sacrificing privacy. There's a sparkling clean and modern kitchen, a dining area that seats four, a living room with a custom sofa and built-in TV, and a large bedroom with a Queen sized bed and en suite bathroom. All of the doors are pocket doors to save on space, and there's quite a bit of storage in the bedroom with two built-in closets as well as a laundry closet. Additional storage under the bed could also be used.
The idea behind building accessory dwelling units in backyards and laneways is to increase the density of the neighbourhood by adding more housing units to the existing area. It's one of many solutions that cities are using to create new living spaces and to densify the population in urban spaces.
While they are an exciting and new tool that homeowners can use to invest in their property and create an additional living space on their property for family members or for rent, they are not the ultimate solution to the housing crisis. You have to be a landowner to build one, they are not severable (can't be sold separately from the main house), and they can be expensive to build. So it's just one of many ways options to create new housing in our growing cities.

The garage was built by Blenheim Construction Ltd. and John Lieffers did the finishing.
The large painting in the bedroom was done by Ben Tour and you can follow & find out more about his art here:

Inside it’s an open concept studio with an incredible interior design and we think this space is really interesting because it has everything you need, and it manages to simultaneously feel wide open and spacious, but also cozy and comfortable. The exposed concrete floors and corrugated metal ceiling keep the rustic feel of the garage, and the high windows bring in lots of light but they also provide privacy which is great since the main house is nearby.
Several interior design techniques help to distinguish each space so that it doesn't feel cluttered. In the kitchen, the island serves as a natural barrier, in the living room, it's the large area rug that outlines the space, and in the bedroom, there's a large painting and an open-air closet to delineate the sleeping area.
Some advantages of open concept spaces are that they feel more spacious, they use fewer materials for things like walls, it can be easier to bring in natural light, and you need fewer fixtures, like ceiling fans for example.
Some disadvantages of open-concept spaces are that they can lack privacy, and noise travels easily, but lots of people and even families make it work all the time!
Converting a garage space, or adding an accessory dwelling or laneway house to a property is something that we’re seeing in cities more and more. The upside is that it densifies the population in an urban area which can help prevent a city from sprawling out, and it can increase the number of short and long-term rentals available in the area.
The downside is that these secondary dwelling units usually can’t be purchased separately from the main house, so they don’t create new homeownership opportunities. So it’s not a perfect solution to the housing crisis, but it does create new rental spaces, and it can help make cities more sustainable.
Thanks for watching!

Gennifer explains, “I never went behind my garage ever because it was kind of like a dead zone.” Rebecca says this is common. “What we've figured out over time is that people will go 10 feet out from their living space, so if we'd just converted the garage, they would have stayed in this section of the yard, so by putting it in the back, they'll use the whole thing."
Today, in the former “dead zone” sits their backyard cottage that serves as Pastor’s office, as well as a home for their parents (who are frequent visitors). Their old, cement driveway is now a grass soccer field used constantly by their 10-year-old. And now, all the space between their home and the tiny home is used; there's a swimming pool, a fire pit, a covered outdoor dining area, a hammock and a boardwalk that connects the two spaces and gives the space a vacation-type feel.
The plans for Design, Bitches' Midnight ADU has been implemented by the Los Angeles Department of Building and Safety (LADBS) as part of their Standard Plan Program so any other city residents can use the design to save on approval process fees. https://designbitches.com/adu-standard-plan
