How should I hold title to my home?
In the state of Nevada there is a variety of ways to hold title Rick talks about the most common ways used here in Nevada. First one is Tenants in Common it is basically described as ownership divided by a percentage is the best way to be able to explain that. Ownership when one of them passes away it will have to go through probate. Second is Joint Tenants works or the way Ricks calls it “the last man or woman standing” it needs to be two or more people and as individuals pass away then the ownership is now divided among the remaining living people. It will continually go down the chain until the last person is standing and will own 100% of that property. Community Property with Right of Survivorship - This form of ownership is for married couples and domestic partners. If you are holding title as a married couple it is likely through Community Property or Joint Tenancy. A married person could also hold title as a sole owner, however a quitclaim deed would be needed.

Holding title as a sole owner
This would mean that you’re holding the title all by yourself and that when you die it would be directed to wherever your estate designates to go. You would need to give instructions and you may have to set up a trust. This is a simple, straightforward way to hold a title.
Can you still hold title as a sole owner if you’re married?
You can still hold sole title as a married person. However, often the title company insuring the title will require that the other spouse specially relinquishes their right to the title establishing that both parties are okay with this situation.
What does it mean to hold a title with co-ownership
This means that the property is owned by two or more people.
Co-ownership as community property with rights of survivorship
If you’re in a community property state, you can take the title as a community property with rights of survivorship. The rights of survivorship means that if one of the owners dies, the deceased party’s ownership is automatically transferred to the surviving owner. This is the same if there are more than two owners. If the third dies, and there is a right of survivorship, the other two would receive the third party’s share.
Holding Title as Joint Tenants
This is another type of co-ownership. This is a type of property ownership by two or more people who don’t necessarily have to be married. However, they do need to own the property in equal interests. For example, if there are ten people on the title, you’d all need to have a 10% stake in the title. What’s cool with joint tenancy is that you can each separately convey your ownership to whoever you want, depending on the agreements of the tenancy. It’s also possible, if you want to, do this with rights of survivorship.
Tenancy in common
This is ideal for people who are buying for investment or the like. If someone puts up a lot of money and one person owns, say, 80%, and then you could have, say, ten other people who each own 2%. This is the most autonomous way to own property. You can sell it by yourself. You don’t have to get anyone’s permission. However, you can’t sell the whole property, just your share in it.

All definitions are explained below:
What is Title and Vesting? How does title and vesting work? -- Title / Vesting is a very important concept to understand in real estate and has numerous implications for taxes and transfer of real estate property. Title and vesting simply refers to 1) who owns the property, and 2) what are their rights of ownership.
Sole Owner - A single person or entity owning all rights to a property.
Joint Tenants - Multiple owners owning equal shares. Joint tenancy includes "Right of Survivorship", meaning if one owner dies, their share will be distributed evenly to the remaining owners.
Tenants in Common - Multiple owners, not necessarily owning equal shares. Tenancy in Common does NOT include a "Right of Survivorship", so if one of the owners dies, their share of equity goes to their heirs or will rather than the remaining owners.
Community Property with Right of Survivorship - This form of ownership is for married couples and domestic partners. If you are holding title as a married couple it is likely through Community Property or Joint Tenancy. A married person could also hold title as a sole owner, however a quitclaim deed would be needed.

In this post, we’re talking about what it means to hold title on a property and some different ways you might hold it. If you want to dig really deep into this, we suggest checking with legal counsel. We’re simply mortgage experts trying to answer some questions. It’s not an exhaustive list, but let’s dig into some common questions and scenarios.
What does it mean to hold title?
Holding title means you own the property. Being on the loan doesn’t mean you hold the title or that you actually own the property.
Holding title as a sole owner
This would mean that you’re holding the title all by yourself and that when you die it would be directed to wherever your estate designates to go. You would need to give instructions and you may have to set up a trust. This is a simple, straightforward way to hold a title.
Can you still hold title as a sole owner if you’re married?
You can still hold sole title as a married person. However, often the title company insuring the title will require that the other spouse specially relinquishes their right to the title establishing that both parties are okay with this situation.
What does it mean to hold a title with co-ownership
This means that the property is owned by two or more people.
Co-ownership as community property with rights of survivorship
If you’re in a community property state, you can take the title as a community property with rights of survivorship. The rights of survivorship means that if one of the owners dies, the deceased party’s ownership is automatically transferred to the surviving owner. This is the same if there are more than two owners. If the third dies, and there is a right of survivorship, the other two would receive the third party’s share.
Holding Title as Joint Tenants
This is another type of co-ownership. This is a type of property ownership by two or more people who don’t necessarily have to be married. However, they do need to own the property in equal interests. For example, if there are ten people on the title, you’d all need to have a 10% stake in the title. What’s cool with joint tenancy is that you can each separately convey your ownership to whoever you want, depending on the agreements of the tenancy. It’s also possible, if you want to, do this with rights of survivorship.
Tenancy in common
This is ideal for people who are buying for investment or the like. If someone puts up a lot of money and one person owns, say, 80%, and then you could have, say, ten other people who each own 2%. This is the most autonomous way to own property. You can sell it by yourself. You don’t have to get anyone’s permission. However, you can’t sell the whole property, just your share in it.

In the state of Nevada there is a variety of ways to hold title Rick talks about the most common ways used here in Nevada. First one is Tenants in Common it is basically described as ownership divided by a percentage is the best way to be able to explain that. Ownership when one of them passes away it will have to go through probate. Second is Joint Tenants works or the way Ricks calls it “the last man or woman standing” it needs to be two or more people and as individuals pass away then the ownership is now divided among the remaining living people. It will continually go down the chain until the last person is standing and will own 100% of that property. A way to avoid probate a couple should put it in a trust and that is another form of how title can be hold. Stay tuned to hear more!

There are various ways to hold title to property and the laws vary by state
This decision has many legal ramifications that can affect you and your heirs. Please seek legal advice before making this decision. Here are a few examples of some of the most common ways title can be held.
Sole ownership**
The simplest way to hold title to a property is called sole ownership. Sole ownership means that one person alone holds title to the property. This is most often used by persons who are single, but a married person can also choose sole ownership if his or her spouse is willing to sign a document renouncing any rights to the property.
Joint tenancy with right of survivorship**
Joint tenancy with right of survivorship means two or more people hold title to the property together. If one person dies, the ownership automatically defers to the remaining owner(s).
Tenancy in common**
Tenancy in common allows multiple owners to each own a percentage of a property. In this form of holding title to the property, an owner can sell his or her percentage share of the property at any time. Owners also can will their share to their heirs. The property does not revert to the other owners automatically, in that instance, if one of the owners dies.
Tenancy by the entirety**
Some states allow joint ownership of a property by a married couple, called tenancy by the entirety. In this type of ownership, an owner cannot make a decision about the property without the other’s consent. As with joint tenancy with right of survivorship, each of the married partners has full right to the property should the other one die.
Community property**
In nine states in the United States, property acquired while married is recognized as community property, with each of the partners owning half of the property. As with tenancy in common, each of the partners can will his or her half of the property to someone else, unless the community property is owned with right of survivorship.
Living trust**
Property can be transferred into a living trust, which can reduce taxes on the estate in the event of the owner’s death. However, there is some cost to setting up and maintaining the trust. An estate attorney can assist in establishing a trust.
Corporation or partnership**
A corporation or partnership can hold title to a property. Each has different rights and arrangements that affect the title. Seek legal counsel in order to make an informed decision.

Episode 83: 3 WAYS TO COUNTER EVERY PRO WRESTLING HOLD
I decided to do something different this week and film a small chunk of my Beginner & Intermediate training session at the EPW School of Pro Wrestling in Malaga, Western Australia. I covered an extremely important concept of problem solving while chain wrestling.
This isn’t something that was ever taught to me. I learnt step-by-step how to counter certain fundamental holds, but anything beyond that I had to teach myself through tape study, taking outside Submission Grappling classes and of course, trial & error. In the process I realised that trying to remember every single hold in the history of Pro Wrestling (and trust me, I wanted to!) would be a long, frustrating process. However I started to discover correlations in the way holds were countered. In doing so I realised that almost every counter can be categorised under 3 different methods, and knowing the fundamental principles of each method would mean that I could innovate and improvise, to create my own ways out.
“Teach a man to fish” right?
This episode is for anyone who often feels stuck when chain wrestling or wants to know how to be a creative grappler. Don’t be that guy or girl who abandons the style because it’s “too hard” or “doesn’t fit your character.” I promise that these will be some of the most important skills you ever learn in Pro Wrestling for a multitude of reasons far too long for a YouTube description box.
