Dear ___________,
Thank you for your letter, dated __________, expressing your desire to have us
continue as high quality residents of the ________ after our current lease ends on April
1, 2012.
Unfortunately, we are unable to sign a new thirteen-month lease with your
establishment under the new lease terms offered. Not only is a 4.99% rent increase
excessive, it is also well above the 2.0% suggested rental increase issued by the [Fill
in county] Government Department of Housing and Community Affairs.
However, understanding your desire to maintain a positive cash flow and occupancy
of unit ___ via multi month commitments in these economic times, we respectfully
offer the following modified terms:
We are willing to sign, immediately, a thirteen-month lease for unit ____ with the
following modified provisions:
Base rent: $ _____
As we currently rent both a garage parking space and have pet rent, the following
charges would also apply:
Garage space: $ ___
Pet Rent: $ ___
HOA: $ ____
Which would bring the total effective rent to $ _______
This offer is a win-win and provides a solid basis by which you, the _____, and
ourselves can mutually meet our individual and corporate needs. This rent is
consistent with what is being offered in the area, if not on the higher side. Indeed,
after speaking to various neighbors in ____, some living specifically in the _____, I have
confirmed rates of comparable two bedroom apartments as $1584, $1572, and
$1535. For your convenience, I have also attached as evidence, printouts of offers
for similar apartments in the area to demonstrate that our offer is reasonable and
within the price range of the area.
Immediately, this proposal enables you to have my unit generating income not
vacant- for an additional 13 months from April 1, 2012. Not only is this a positive
considering the current rental market, you also eliminate cleaning fees,
searching/agency fees, and income loss. You are ensured to have a quality tenant
who has consistently paid on time, is not a problem causer with neighbors and who
keeps the unit in a clean and quality condition.
Please call me upon receipt of this letter so that we can set up a time to sign all
forms that will complete this proposed renewal. I look forward to our mutual
agreement. This is a win-win for all!
Sincerely,
